Property Manager

We are seeking an experienced and proactive Commercial Property Manager to oversee the day-to-day operations, tenant relations, compliance, and financial management of a premier single-site commercial property in North West London. This role is responsible for driving asset performance, maintaining operational standards, and leading financial planning-including the preparation, setting, and reconciliation of annual service charge budgets and capital expenditure plans. Key ResponsibilitiesFinancial and Service Charge Budget Management Prepare, set, and implement comprehensive annual service charge budgets and operational expenditure (OpEx) plans. Monitor real-time spend against budgets, managing variances, forecasting year-end positions, and issuing regular financial reporting to stakeholders. Manage end-of-year service charge reconciliations, balancing accounts in compliance with RICS Professional Standards. Identify cost-saving opportunities and efficiency improvements across vendor contracts and site utilities. Site Operations and Health and Safety Compliance Oversee all day-to-day hard and soft facilities management services (security, cleaning, MandE maintenance, waste management, and landscaping). Ensure strict statutory compliance with UK Health and Safety regulations, Fire Safety Orders, risk assessments, and environmental standards.
