Property Manager – Part-Time

Salary: £15–£17 per hour, depending on experience

Hours: Monday to Friday, 9.00 am–3.00 pm, with a 30-minute unpaid lunch break (27.5 hours per week)

About Us

Amax Estates & Property Services Ltd is an established independent property management company, founded in 2002 and based in Gravesend.

We manage 22 residential developments across London and the South East and pride ourselves on delivering a professional, personal and responsive service.

We are looking for an experienced and enthusiastic Property Manager to join our small, friendly team.

The Role

You will be responsible for the day-to-day management of a portfolio of residential developments, including:

• Liaising with leaseholders, freeholders, residents and contractors.

• Carrying out regular site inspections.

• Coordinating repairs, maintenance and planned works.

• Assisting with service charge budgets and expenditure.

• Ensuring compliance with relevant health and safety legislation.

• Dealing with residents' enquiries and resolving management issues.

• Preparing for and occasionally attending evening client meetings.

• Maintaining accurate records using our property management software.

What We Are Looking For

• Previous residential block management experience is essential, ideally at least two years.

• Good knowledge of leasehold management, service charges and relevant legislation.

• Excellent communication and organisational skills.

• Ability to manage a portfolio independently whilst working as part of a team.

• Good IT skills and confidence using property management software.

• Full UK driving licence and access to a vehicle.

• IRPM or TPI qualifications would be an advantage.

Working Hours

This is a permanent, part-time, office-based role working Monday to Friday, 9.00 am to 3.00 pm.

The hours are particularly suitable for an experienced property professional seeking a better work-life balance or returning to the workplace after a career break.

Some flexibility will be required for occasional evening client meetings.

Please note that this is not a remote or hybrid position.

Early Start Preferred

We are looking to appoint someone as soon as possible to allow sufficient time for a structured handover with our existing Property Manager.

We have recently introduced a new property management software system, and an early start will provide the opportunity to become familiar with the system and our portfolio before taking full responsibility.
