Role Purpose

Provision of all-round engineering support, maintaining the systems within agreed framework with the client.

Have a detailed understanding of all new or current Building Services systems and contingency procedures within the buildings and complying with Health and Safety/building codes of practice.

Manage the Shift Teams ensuring that an authorised person is on duty at all times.

Act as a coordination point for day-to-day activities on site between the team, specialist service partners and project works.

Complete the necessary permits to work and risk assessments, ensuring safety and professional conduct of all personnel under their control.

Ensure that all activities (PPM, reactive tasks and breakdowns) are known and carried out with due regard to Health and Safety, maintaining 100% uptime criteria.

Responsible for ensuring shift-manning levels are maintained.

Maintain excellent standards of response to plant failures, completion of assigned work and handling abnormal operating conditions and housekeeping issues.

Main Duties and Responsibilities

Team Management and Operations

– Supervise, coordinate and control the Shift Teams and engineers to undertake PPM or reactive works within timescales; provide technical support and training for all Engineers; allocate PPM tasks; operate all building systems (including HV operations); coordinate with Specialist Service Providers; prepare and have approved Standard Operating Procedures/PTW in advance.

Quality and Compliance

– Ensure Specialist Service Provider worksheets are signed off; escalate recommendations; maintain effective shift handovers; ensure parts are clearly stated; keep plant areas and stores clean and safe; maintain monthly external trackers; meet contract SLAs and KPI''s; maintain ongoing communication with the technical manager.

Record Keeping Functions (Daily Basis)

– Complete timesheets and PPM allocations; handover on shift change; update helpdesk task logs; complete incident reports; manage holidays and sickness records; issue work permits; generate monthly reports; maintain Forward Maintenance Register (FMR) and OandM data; manage budgets.

Operation and Troubleshooting

– Building management system operation and troubleshooting; support team; understand fire doors and floor plans; coordinate with scheduled visits; ensure SOPs and risk assessments/work permits are in place; sign off service provider worksheets and escalate as needed.

Experience and Qualifications

10 years'' experience in Building Services industry.

Strong communication skills and the ability to deal with all levels of staff and difficult situations.

Ability to operate and investigate CAFM systems.

IOSH Accredited.

Technically competent in building services, UPS, generators, static switches, water treatment, refrigeration and air conditioning and CHP systems.

Ability to lead, motivate and direct a team of technicians/operatives; proactive in achieving high standards of operation; enhanced IT skills.
