The role & about the client:

ITS Construction Professionals South are working with a main contractor who are looking to appoint an experienced Senior Quantity Surveyor to join their team.

The initial project is a £16m residential development comprising 45 apartments across two blocks in Lambeth, South London.

This is a project-based role with a combination of site and office working, where you will take responsibility for the commercial management of the project from pre-construction through to completion.

The role will suit an experienced Senior Quantity Surveyor who has a strong background in residential construction and is comfortable taking ownership of the commercial side of a project.

You will work closely with the Project Manager, Design Manager, site team, subcontractors, consultants and client to ensure the project is delivered commercially and financially in line with the agreed requirements.

The business also has further residential projects in the pipeline across South London and the Croydon area, providing the opportunity for long-term progression and continued project involvement.

Key responsibilities include, but are not limited to:

• Taking overall commercial responsibility for the project.
• Managing the commercial process from pre-construction through to final account.
• Preparing and managing project budgets, forecasts and cost reports.
• Monitoring project costs, cash flow and financial performance.
• Managing subcontractor procurement and tender processes.
• Preparing scopes of work and reviewing subcontractor quotations.
• Negotiating subcontractor and supplier packages.
• Managing subcontractor accounts, valuations and payments.
• Reviewing and agreeing variations, valuations and applications.
• Identifying commercial risks and opportunities throughout the project.
• Managing change control and ensuring variations are properly recorded and valued.
• Preparing monthly commercial reports and cost/value reconciliations.
• Managing project cash flow and commercial forecasting.
• Working closely with the Project Manager and Design Manager to identify and manage project risks.
• Reviewing drawings, specifications and contract information.
• Supporting value engineering and cost-saving opportunities.
• Managing subcontractor final accounts and the overall project final account.
• Attending commercial and project meetings.
• Maintaining accurate commercial records and ensuring contractual requirements are met.
• Supporting the wider commercial team across other projects when required.

The ideal candidate will have/be:

• Previous experience working as a Senior Quantity Surveyor within a main contractor environment.
• Strong experience working on residential construction projects.
• Experience managing projects of £10m+ would be advantageous.
• Strong understanding of construction contracts and commercial processes.
• Experience managing subcontractor procurement, accounts and final accounts.
• Strong knowledge of cost control, forecasting and commercial reporting.
• Experience managing variations, valuations and change control.
• Strong negotiation and communication skills.
• Commercially aware with excellent attention to detail.
• Ability to work independently and take ownership of the commercial function.
• Confident dealing with clients, consultants, subcontractors and suppliers.
• Good IT skills, including Excel and relevant commercial/QS software.
• Relevant Quantity Surveying or construction-related qualification.
• MRICS or working towards professional accreditation would be advantageous.

This is a great opportunity for an experienced Senior Quantity Surveyor to join a growing main contractor and take genuine ownership of the commercial delivery of a £16m residential development.

You will be working as part of a hands-on project team, with the opportunity to work closely with the Project Manager, Design Manager and wider site team.
With further projects planned across South London and Croydon, there is the opportunity to develop a long-term relationship with the business and progress onto future developments.

Salary is negotiable for the right person.
