Role Overview
We are seeking an experienced Residential Asset Manager to support the management of a high-end residential and commercial property in Central London. The primary focus for the role is to resolve ongoing disputes.
The successful candidate will demonstrate strategic oversight, commercial acumen, and the ability to deliver practical solutions in a challenging environment.
London Based (Hybrid) - Contract role - 6-12 Months
Key Objectives
- Maximise the recovery of service charge and utilities arrears in a timely and cost-effective manner and reduce ongoing arrears to a manageable level.
- Recover costs from relevant third parties efficiently.
- Mitigate risks associated with RTM claims.
Key Responsibilities
Service Charge Regime Implementation: collaborate with the current residential and commercial property managers and other professional advisors to resolve legacy service charge management issues and disputes. This includes implementing recent First Tier Tribunal decisions, particularly regarding service charge apportionment, recoverability and costs.
Utilities Recovery: work with the residential property manager and other professional advisors to maximise recovery of historic and current residential utilities charges.
Leaseholder Communication: address leaseholder queries on historic service charges and utilities, directly and in conjunction with the residential property manager.
Arrears Recovery: where cost-effective, instruct solicitors to pursue service charge and utilities arrears claims and manage and settle claims where relevant.
Skills and Experience
- Proven experience in residential asset management.
- Strong understanding of service charge and utilities recovery, and property management processes.
- Strong project management skills and ability to manage several different workstreams at the same time.
- Excellent communication skills, with the ability to manage sensitive leaseholder interactions and report to senior stakeholders.
- Experience in instructing and managing external professional advisors, including solicitors, and managing external spend efficiently.
- Ability to manage complex disputes and achieve cost-effective resolutions.
