Urban Splash , the award-winning development and regeneration company that is looking to appoint a
Commercial Property and Asset Manager
to its’ highly successful team.The role is to provide skilled Property Asset Management services to drive the performance of an allocated commercial property portfolio.Responsibilities
Deal with all Landlord and Tenant matters, including approval of customer requests, New Leases, Alterations Wayleaves, Assignments, Sub-lettings, Rent Reviews, Renewals, Dilapidations etc.Ensure lease compliance from customer and landlordEnhance customer retention by engaging and buildingPositively influence financial output by being market aware and engaged with customers and the wider influences i.e. ERV, target rents etc.Health and SafetyInsurance complianceEnsuring quality, aesthetics andESG compliance and consideration, both legislation and company goalEnsure upkeep, cleansing and maintenance ofDeliver excellent customer care andSupport new business dealsEnsure smooth customer transitions and compliance of assets.Credit control managementHealth and Safety and Insurance compliance.Carry out return on investment assessments and CAPEX/OPEXManage, support and motivate building managers etc.Collaboration with Safety and Facilities Management colleaguesSet service charge budgets either directly or with managing agents and deliver/coordinateEnsure the estate, property and vacant units are safe, and present to their best.Manage third party consultants, including agents, solicitors, contractors andInput into new developments, capex projects to ensure that buildings are efficient, cost effective for running and deliver the maximum customer experience.Qualifications, Knowledge and Experience
MRICS QualifiedProperty Management / Asset Management / Leasing ExperienceLiaising with internal and external stakeholdersService charge and budget setting/managementUnderstanding of commercial case law and legal principles.Good working knowledge of LandT matters e.g. Assignments, Underletting, Lease Renewals, Rent Reviews, Dilapidations, LandT Act 1954 etc.Broad working knowledge of Health and Safety legislation and practices.Ability to work and thrive as part of a team, alongside the ability to self-motivate and act on your own initiative.Proactive and positive attitude. Excellent communication skills, both written and verbal.Excellent customerExcellent problem solver with positive mental attitude.Remuneration and Benefits
