Are you an experienced Project Quantity Surveyor looking to take full ownership of your role within a design-led, high-end residential specialist? This is a rare opportunity to join a growing luxury builder delivering bespoke mansions and exceptional homes for private clients across Cheshire.

Opportunity

As the sole Quantity Surveyor in a close-knit team, you’ll be responsible for managing the full commercial lifecycle of ultra-prime residential projects — typically one-off homes with multi-million-pound budgets and a strong design focus. You’ll report directly to the company director and collaborate closely with site and design teams to ensure costs, contracts, and project expectations are well managed from concept to completion.

Responsibilities

This is a hands-on Project Quantity Surveyor role that offers complete autonomy and real influence. You’ll be expected to:

• Run projects independently from pre-construction through to final account
• Manage budgets, cost plans, valuations, and variations
• Lead procurement and subcontractor negotiations
• Prepare contracts and oversee contract administration
• Liaise with clients, architects, and consultants to ensure expectations are aligned
• Track and report on project financial performance

You’ll be trusted to bring commercial rigour and clear reporting to a company that takes pride in quality and craftsmanship.
