An established and growing privately owned housebuilder delivering high-quality residential developments across the Midlands and Welsh Marches.

The business has a strong focus on quality, attention to detail and carefully considered residential developments, with an experienced in-house team overseeing projects from design through to completion.

This is an excellent opportunity for an experienced Senior Quantity Surveyor to join the commercial team and take responsibility for the financial and commercial management of major residential developments.

We are looking for an experienced Senior Quantity Surveyor with a strong background in housebuilding / residential development.

You will take responsibility for the commercial management of developments from pre-construction and procurement through to completion and final account.

Working closely with the Commercial Director, construction teams, subcontractors and wider development team, you will ensure projects are delivered commercially within budget while identifying opportunities to improve performance and profitability.

• Take commercial responsibility for allocated residential developments.

• Manage project budgets, cost plans and financial forecasts.

• Monitor project expenditure against approved budgets.

• Prepare and review cost/value reports and commercial forecasts.

• Lead subcontractor and supplier procurement.

• Prepare tender packages and analyse subcontractor quotations.

• Negotiate and place subcontract orders.

• Manage subcontractor accounts, valuations and payments.

• Review variations, instructions and change control.

• Identify commercial risks and opportunities throughout the project lifecycle.

• Maintain accurate cost reporting and financial records.

• Monitor build costs and identify opportunities for cost savings.

• Work closely with site and construction teams to manage commercial performance.

• Prepare and negotiate subcontractor final accounts.

• Support the wider commercial team with reporting and forecasting.

• Assist with pre-construction budgets and development appraisals where required.

• Maintain strong relationships with subcontractors, suppliers and consultants.

• Provide commercial advice to the wider project team.

• Mentor and support junior Quantity Surveyors and commercial staff.

• Ensure commercial procedures and company processes are followed.

The successful candidate will ideally have:

• Proven experience as a Senior Quantity Surveyor within housebuilding / residential development.

• Strong understanding of new-build residential construction.

• Experience managing commercial aspects of multiple developments.

• Strong knowledge of subcontract procurement and supply-chain management.

• Experience managing project budgets, forecasts and cost reports.

• Strong experience with valuations, variations and final accounts.

• Excellent negotiation and commercial management skills.

• Good understanding of construction contracts and subcontract documentation.

• Strong analytical and numerical ability.

• Excellent communication and stakeholder management skills.

• Ability to work closely with site and operational teams.

• Experience mentoring or supporting junior commercial staff.

• Relevant Quantity Surveying / Commercial Management qualification.

• RICS or other relevant professional accreditation would be advantageous.
