Contracts Manager
to join our team and take ownership of delivering multiple projects from contract award to completion.
We currently have an exciting pipeline of projects coming up £20m+ of developments and are looking to expand our team for the next exciting stage of the company.
The RoleAs
Contracts Manager , you will be responsible for overseeing the successful delivery of construction projects, ensuring they are completed safely, on time, within budget and to the required quality. You will manage subcontractors, coordinate site teams, liaise with clients and stakeholders, and ensure compliance with all contractual and regulatory requirements.
Key Responsibilities
Manage multiple construction sites and project teams concurrently
Oversee site operations, ensuring health and safety, programme, cost and quality targets are met
Lead pre-start meetings, set up contracts, and liaise with our quantity surveyor for subcontract procurement and negotiations
Monitor project progress and provide regular reports to the project team.
Work with our Quantity Surveyor to handle contract administration (JCT contracts) and manage variations, valuations, and final accounts
Maintain close communication with clients, consultants, and local authorities
Coordinate with site managers, and other internal departments.
Identify and mitigate project risks and delays
Ensure full compliance with CDM and HandS regulations
Requirements
Proven experience as a Contracts Manager or Senior Site Manager delivering residential or mixed-use projects
Strong understanding of JCT contract forms and contract administration
Excellent leadership, organisational and negotiation skills
Ability to manage multiple sites and stakeholders simultaneously
Strong commercial awareness and project planning skills
Full UK driving licence and willingness to travel to sites across the East Midlands
Experience working within an SME environment
Background in both new build and refurbishment projects
SMSTS, CSCS (Black or Gold card), and First Aid certification
Professional construction qualification (HNC, HND, degree, or trade background with management experience)
