Commercial Director – Property Services

I’m working on a senior commercial leadership opportunity for an established business operating within the property services and social housing sector. The business delivers a range of maintenance, refurbishment and improvement programmes, working with housing providers and public sector clients across London and the surrounding areas.

They are looking to appoint a Commercial Director who can provide strategic commercial leadership, drive financial performance and support the continued growth of the business.

This is an opportunity for an experienced property services professional who understands the commercial challenges of delivering large-scale housing maintenance and refurbishment contracts, and who can influence performance at both operational and board level.

The Role

As Commercial Director, you will take responsibility for the commercial function, ensuring effective commercial governance, strong financial controls and the successful delivery of contractual objectives across a portfolio of property services contracts.

Key responsibilities will include:

• Providing strategic leadership across the commercial function, supporting business performance and long-term growth.
• Overseeing commercial performance across planned maintenance, responsive repairs, refurbishment and wider property services programmes.
• Leading and developing commercial teams, establishing clear processes, accountability and performance standards.
• Monitoring contract profitability, margins, cash flow, forecasting, CVRs and commercial risk.
• Working closely with operational directors and senior leadership to improve contract performance and identify opportunities.
• Overseeing commercial negotiations, contractual agreements, variations, valuations and final accounts.
• Building and maintaining strong relationships with clients, housing associations, local authorities and key supply chain partners.
• Identifying opportunities to improve commercial processes, strengthen governance and maximise profitability.
• Supporting tenders, contract mobilisation, business development and strategic growth initiatives.

About You

You will be an established commercial leader with a strong background in property services, social housing maintenance or refurbishment.

You will ideally bring:

• Experience operating at Commercial Director or equivalent senior commercial leadership level.
• A strong understanding of planned and responsive maintenance, refurbishment, voids or wider social housing programmes.
• Experience overseeing the commercial performance of multiple contracts or a substantial portfolio of work.
• A track record of leading, developing and motivating commercial teams.
• Strong financial and contractual knowledge, including CVRs, forecasting, cost control, risk management and profitability.
• The ability to work closely with operational leadership and influence decisions at board or director level.
• Excellent client-facing, negotiation and stakeholder management skills.
