Stock Condition Surveyor

MMP Consultancy is seeking an experienced Building Surveyor (Stock Condition) for an interim opportunity. This is a 6-month ongoing contract paying -300 per day inside IR35, offering the chance to play a key role in maintaining and improving a large housing and property portfolio. This role will be 3 days on site in Warwickshire and 2 days working from home.

Working within an Asset Management team, you''ll be responsible for undertaking stock condition surveys, managing planned maintenance projects, and ensuring housing assets remain safe, compliant and fit for purpose. This role will suit an experienced surveyor with a strong background in housing, property maintenance and project delivery.

Responsibilities:

• Undertake stock condition surveys across residential properties and housing assets.
• Carry out HHSRS assessments, defect inspections and measured surveys.
• Diagnose building defects and identify appropriate remedial solutions.
• Manage planned maintenance, refurbishment and improvement projects from inception to completion.
• Prepare specifications, schedules of works, tender documentation and project reports.
• Project manage planned and cyclical maintenance programmes.
• Oversee contractors and monitor performance against KPIs, quality standards and programme requirements.
• Administer contracts, including valuations, interim payments and final accounts.
• Ensure projects are delivered on time, within budget and in compliance with contractual requirements.
• Maintain accurate project, contract and asset records.
• Analyse stock condition data and make recommendations for future investment programmes.
• Support the development of planned maintenance and capital investment strategies.
• Ensure compliance with health and safety legislation, including CDM Regulations.
• Provide technical advice and support to internal stakeholders, residents and contractors.

Requirements:

• HNC, HND or Degree qualification relevant to Building Surveying or the built environment.
• Experience working within housing, property services, local authority or social housing environments.
• Experience undertaking stock condition surveys and managing the resulting programmes of work.
• Strong project management experience within occupied residential properties.
• Experience monitoring contractor performance and managing contracts.
• Knowledge of housing repairs, planned maintenance and capital works delivery.
• Understanding of health and safety legislation and CDM Regulations.
• Familiarity with HHSRS, Decent Homes Standards and housing legislation.
• Experience managing project budgets, valuations and financial reporting.
• Strong communication and stakeholder management skills.
• Excellent report writing, organisational and problem-solving abilities.
• Proficient in Microsoft Excel and other asset management or surveying systems.
• Full UK driving licence or access to suitable transport.

Desirable:

• Professional membership with RICS, CIOB, CABE or a similar body.
• HHSRS accreditation.
• EPC Assessor qualification.
• Knowledge of fire safety, asbestos and building services compliance.
• Experience contributing to housing investment programmes and asset management strategies.
• Experience using AutoCAD.
