Stock Condition Surveyor - 6 month FTC

As a Property Surveyor, you''ll be responsible for managing property maintenance and ensuring facilities are in excellent condition. Based in Surbiton, this fixed-term role plays a key part in supporting the organisation''s property operations within the not-for-profit sector.

As part of their continued growth and commitment to compliance, resident satisfaction and long-term asset sustainability, they are seeking an experienced Property Surveyor to support the delivery of major works, planned maintenance and cyclical investment programmes across their residential portfolio.

This is an excellent opportunity for a technically skilled property professional to play a key role in delivering asset investment programmes, managing contractor performance, undertaking property inspections and ensuring the organisation continues to meet its statutory and regulatory obligations.

Description

• Undertake detailed stock condition surveys and property inspections across the residential portfolio, maintaining accurate asset data and records.
• Produce comprehensive survey reports and recommendations to support asset investment planning and programme delivery.
• Support the development and delivery of major works, planned maintenance and cyclical investment programmes.
• Prepare technical specifications, schedules of work and tender documentation for planned and capital works projects.
• Manage contractors on-site, ensuring works are delivered safely, on time, within budget and to the required quality standards.
• Carry out pre-, during and post-inspections of works programmes to ensure compliance and value for money.
• Oversee consultants, surveyors and Employer''s Agents engaged on asset investment projects.
• Support building safety compliance activities and help ensure all statutory, regulatory and safety requirements are identified and progressed.
• Assist in the development and delivery of cyclical decoration and planned maintenance programmes.
• Review recommendations arising from inspections, surveys and compliance reports, ensuring appropriate actions are completed by the relevant teams.
• Conduct Housing Health and Safety Rating System (HHSRS) inspections and provide recommendations for remedial action.
• Maintain asset management and compliance systems, ensuring information relating to properties, programmes and completed works remains accurate and up to date.
• Support the preparation of management information, performance reports, audit responses and asset management documentation.
• Monitor project budgets, expenditure, valuations and cashflow forecasts, providing accurate financial reporting where required.
• Build strong working relationships with contractors, consultants, residents and internal stakeholders.
• Provide technical advice and guidance to operational and property management teams.
• Keep up to date with changing legislation, regulatory requirements and industry best practice relating to residential property management and building safety.
• Support senior managers in managing building safety risks across the portfolio.
• Act as a visible and proactive representative of the organisation, placing residents and customer satisfaction at the centre of decision making.
• Attend sites outside normal working hours when required to respond to significant emergencies or urgent property-related matters.

Profile

• Recognised professional qualification in Building Surveying, Construction, Property Management or a related discipline.
• Membership of RICS, CIOB or working towards professional accreditation is desirable.
• Minimum three years'' experience in a Property Surveyor, Building Surveyor or similar asset management role.
• Experience managing planned maintenance, cyclical investment and major works programmes.
• Good understanding of residential property management and asset investment planning.
• Strong knowledge of property-related legislation and regulation, including building safety and housing standards.
• Understanding of the Building Safety Act, Fire Safety legislation, Housing Health and Safety Rating System (HHSRS), Decent Homes principles and associated compliance requirements.
• Experience managing contractors, consultants and contract delivery.
• Excellent stakeholder management and communication skills.
• Experience working within social housing, affordable housing, supported housing or residential property environments is desirable.
• Strong organisational skills with the ability to manage multiple projects and competing priorities.
• High level of IT proficiency, including asset management systems and Microsoft Office applications.
• IOSH, NEBOSH or equivalent health and safety qualification is desirable.
• Full UK driving licence and willingness to travel regularly across a multi-site property portfolio.
