Social Housing – Internal Planned Works: Kitchens & Bathrooms

Are you a highly experienced Site Manager with a specialist background in internal refurbishment programmes We are seeking a technical and proactive manager to lead a high-volume Kitchen and Bathroom contract in the Dartford area.

As the Site Manager, you will be responsible for the operational success of the programme, ensuring that works are completed on schedule, within budget, and to a "Right First Time" quality standard while maintaining high levels of resident satisfaction.

THE OFFER

• Working Hours: Monday – Friday, 08:00 am – 17:00 pm

THE ROLE

You will oversee the end-to-end delivery of internal works within occupied properties. This role requires a manager who can effectively balance trade productivity with the sensitive nature of working inside residents' homes.

Key Responsibilities:

• Operational Management: Direct oversight of multi-trade teams and specialist subcontractors to ensure the K&B programme hits all weekly milestones.

• Health & Safety: Maintain a safe working environment at all times. Responsibilities include conducting site inductions, tool-box talks, and ensuring strict adherence to CDM 2015 regulations and RAMS.

• Quality Control: Perform rigorous pre- and post-inspections of all installations to ensure they meet client specifications and building regulations.

• Programme Management: Monitor progress against the master schedule, identifying and mitigating potential delays before they impact the completion date.

• Resident Liaison: Work in close partnership with the Resident Liaison Officer (RLO) team to manage access and resolve any on-site resident concerns professionally.

CANDIDATE REQUIREMENTS

• Experience: Proven track record as a Site Manager within Social Housing Planned Maintenance, specifically delivering internal kitchen and bathroom programmes.

• Qualifications (Essential):

  • SMSTS (Site Management Safety Training Scheme)

  • CSCS Card (Gold or Black) – Must be at Supervisor or Manager level.

  • Asbestos Awareness

• Technical Skills: Ability to diagnose building defects and provide technical solutions to trades on-site.

• IT Literacy: Proficient in the use of mobile devices and Microsoft Excel for project reporting.

• Mobility: Must hold a full UK Driving Licence and have access to your own vehicle for travel across the Dartford patch.
