Site Manager (Refurbishment/Planned Works)

Permanent | Full Time | 40 Hours per Week

We are currently recruiting for an experienced Site Manager to join a growing refurbishment and planned maintenance team delivering works within the social housing sector.

This is an excellent opportunity for proactive and a customer-focused Site Manager with a strong background in housing refurbishment and occupied properties. Working closely with the wider delivery team and reporting to the Contracts Manager, you will play a key role in delivering a high-quality refurbishment programme while ensuring exceptional customer satisfaction throughout.



The Role

As Site Manager, you will be responsible for the successful day-to-day management of refurbishment works, ensuring projects are delivered safely, efficiently, on time, and to the highest quality standards.

You will be involved in planning and programming works, managing site-based administration, coordinating labour and subcontractors, monitoring progress, and maintaining strong communication with residents, client representatives, and internal teams.

A key part of this role is delivering works in occupied homes, so a strong focus on resident engagement, communication, and customer care is essential.



Key Responsibilities

  • Plan and coordinate refurbishment works in line with contract requirements
  • Review drawings, specifications, and contract information to determine the most effective delivery methods
  • Produce and manage programmes of works, including short-term activity schedules
  • Establish and maintain site-based administrative systems and records
  • Manage site resources including labour, plant, materials, and subcontractors
  • Monitor site progress and ensure delivery against programme and budget expectations
  • Lead site meetings with staff and supply chain partners
  • Work closely with Resident Liaison staff to coordinate access, resolve concerns, and minimise disruption
  • Liaise effectively with client representatives, residents, surveyors, and commercial/admin teams
  • Ensure robust compliance with health & safety, environmental, and welfare standards
  • Maintain relevant quality and compliance systems, including LIMS/LIBMS where required
  • Support team development, training needs, and overall workforce performance


What We''re Looking For

We''re keen to speak with experienced Site Managers who can demonstrate:

  • Proven experience in housing refurbishment, planned maintenance, or decent homes/social housing programmes
  • Experience managing internal and external refurbishment works
  • A strong understanding of working within occupied properties
  • Excellent planning, organisation, and programme management skills
  • Confidence managing subcontractors and site teams
  • Strong IT skills and the ability to maintain accurate site records and reporting
  • Knowledge of LIBMS / LIMS systems
  • A proactive approach to health, safety, environment, and quality compliance
  • Excellent communication and customer service skills
  • The ability to take ownership, solve problems, and deliver results
