Site Manager

CNX Recruitment are recruiting on behalf of our client for an experienced Site Manager to oversee a major non-structural strip-out project in Leeds city centre.

The Role

We are looking for a confident and experienced Site Manager to take day-to-day responsibility for the safe and efficient delivery of a comprehensive soft strip-out project.

The successful candidate will take ownership of the site from establishment through to final clean and handover, ensuring all works are delivered safely, on programme and strictly within the agreed scope.

The project involves the non-structural soft strip-out of a multi-level commercial building, from basement through to Level 9, including a dedicated commercial unit within the building.

Key Responsibilities

• Manage the project from site establishment through to final handover.
• Ensure all works are delivered in accordance with the agreed scope, programme and approved RAMS.
• Carry out site inductions and ensure all personnel are appropriately briefed.
• Check CSCS cards, training records and right-to-work documentation.
• Allocate labour and gangs by floor and work element, setting daily productivity targets.
• Monitor labour requirements and raise any potential shortages at an early stage.
• Plan and manage the floor-by-floor sequence of works and waste movements.
• Ensure waste is appropriately segregated and documented.
• Maintain accurate daily site diaries, labour records, progress reports and site documentation.
• Record photographic evidence of works before and after strip-out.
• Liaise with the Contracts Manager, client representatives and other specialist contractors.

Scope of Works

The Site Manager will oversee the delivery of works including:

• General removal of fixtures, fittings, furniture, joinery and redundant fit-out.
• Removal and disposal of suspended ceiling tiles.
• Lifting, stacking and palletising carpet tiles for potential reuse.
• Removal of vinyl and stair finishes.
• Strip-out of kitchens and WC cores, including units, worktops, sinks, appliances and sanitary fittings.
• Removal and disposal of wall-mounted radiators following confirmation that systems have been drained down.

The role requires strong attention to detail, as the project has clearly defined scope boundaries. The Site Manager will be responsible for ensuring operatives do not undertake works outside the agreed scope without written approval.

Health & Safety

Health & safety will be a key responsibility within the role.

The successful candidate will be expected to:

• Ensure no work commences until relevant services have been confirmed as isolated.
• Confirm the asbestos position for each working area before works begin.
• Ensure the Construction Phase Plan and site-specific RAMS are briefed and followed.
• Stop work immediately where suspect asbestos, live services or structural concerns are identified.
• Investigate and report accidents, near misses and relevant incidents.
• Maintain high standards of site housekeeping and welfare.

Asbestos removal, service isolation, structural demolition and making good are outside the strip-out scope.

Candidate Requirements

The ideal candidate will have:

• Proven experience working as a Site Manager within construction, refurbishment, demolition or soft-strip environments.
• Previous experience managing strip-out or refurbishment works would be highly advantageous.
• Strong understanding of RAMS, toolbox talks, inductions and site documentation.
• Ability to manage programme, productivity and labour requirements.
• Strong understanding of site logistics, waste management and material movements.
• Relevant CSCS qualification/card and appropriate site management qualifications.

Important

This is a scope-controlled strip-out project, so the successful candidate must be comfortable managing works to clearly defined limits and ensuring no unauthorised additional works are undertaken.

The Site Manager will have authority to stop unsafe or out-of-scope works, refuse access where appropriate and manage site operations within the agreed project parameters.
