Site Manager
Overview
Due to continued growth and a strong pipeline of secured projects, we are currently recruiting for a Site Manager on behalf of an established, family-owned construction and refurbishment contractor specialising in social housing, planned maintenance, retrofit and decarbonisation projects across the North of England.
Operating for over 30 years, they are a well-established regional main contractor, with an annual turnover of approximately -40 million and a workforce of over 300 employees. They work closely with local authorities, housing associations and public-sector organisations, delivering large-scale housing refurbishment, maintenance and energy-efficiency improvement programmes.
The company has recently secured a -5.2 million contract with Leeds City Council as part of the Wave 3 Phase 2 social housing decarbonisation programme. The project involves energy-efficiency upgrades to existing housing stock, including external wall insulation and air source heat pump installations, aimed at improving the thermal performance of properties and reducing carbon emissions.
The Site Manager shall be responsible for the day-to-day management and successful delivery of social housing retrofit and refurbishment works across Leeds and West Yorkshire. Working closely with Contracts Managers, Quantity Surveyors, subcontractors, direct labour and Resident Liaison teams, the role will ensure works are delivered safely, on programme and to the required quality and compliance standards.
The position will involve coordinating site activities, managing subcontractors and specialist installers, organising labour, materials, plant and scaffold, monitoring programme progress and carrying out regular quality inspections. Particular emphasis will be placed on ensuring works are completed in accordance with retrofit designs, specifications, PAS 2035 requirements and relevant Health & Safety legislation, whilst maintaining effective communication with residents and minimising disruption within occupied properties.
The Site Manager will typically oversee External Wall Insulation (EWI) installations, Window and door replacement programmes, Insulation and building fabric improvements, External refurbishment works, Roofing and associated maintenance works, Social housing decarbonisation projects, Energy-efficiency improvement programmes and wider planned maintenance and refurbishment works.
Responsibilities
- Managing social housing retrofit projects from start through to completion.
- Coordinating direct labour, subcontractors and specialist retrofit installers.
- Managing EWI, window and door replacements, insulation and associated refurbishment works.
- Planning and coordinating labour, materials, scaffold, plant and site resources.
- Ensuring works are delivered safely, on time and to specification.
- Monitoring programme performance, productivity and project progress.
- Carrying out regular quality inspections and ensuring installation standards are maintained.
- Managing defects, snagging and remedial works through to completion.
- Ensuring works are completed in line with retrofit designs, specifications and required standards.
- Working closely with Contract Managers, Quantity Surveyors and the wider retrofit team.
- Managing site records, inductions, RAMS, toolbox talks and Health & Safety requirements.
- Ensuring operatives and subcontractors have the information, materials and resources required to complete works correctly.
- Working closely with Resident Liaison teams to minimise disruption to residents.
- Building positive relationships with residents, clients and other key stakeholders.
- Coordinating inspections, completions and property handovers.
- Maintaining a clean, safe and well-organised site environment.
Skills & Attributes
- SMSTS.
- First Aid at Work.
- Proven experience as a Site Manager within social housing retrofit or refurbishment.
- Previous experience delivering EWI and/or energy-efficiency works.
- Experience managing works within occupied properties.
- Knowledge and understanding of retrofit delivery and PAS 2035.
- Experience managing direct labour, subcontractors and multiple trades.
- Confident managing programme, productivity and site resources.
- Strong understanding of quality control, compliance and Health & Safety.
- Strong leadership and organisational skills.
- Excellent communication and stakeholder management skills.
- Comfortable dealing directly with residents and working within occupied homes.
- Proactive, organised and able to resolve day-to-day site issues.
- Full UK Driving Licence.
