Pre-Contract Manager – Commercial Fit-Out

Location: Guildford, Surrey
Salary: Up to £100,000 + Commission

A respected design & build fit-out contractor is looking to appoint a Pre-Contract Manager at their Guildford office to support the front end of their £1m–£5m commercial projects. You’ll play a key role in shaping project strategy, coordinating tenders, and ensuring a smooth transition into delivery.

Role Overview:

You’ll work across multiple tenders and bids, collaborating with internal teams and supply chain partners to ensure each project is scoped, priced, and planned accurately. This is a key role bridging sales, design, and delivery.

Key Responsibilities:

• Manage tenders from enquiry through to handover, focusing on projects up to £5m.

• Break down scopes and issue packages to supply chain for pricing.

• Work with new and existing suppliers to suit the scope of works.

• Produce or oversee pricing schedules and collate commercial input.

• Attend surveys, mid-bid interviews, and pre-start meetings.

• Support the commercial and delivery teams in setting up secured projects for success.

Requirements:

• Minimum 5–7 years’ experience in pre-construction, estimating, or commercial roles within fit-out.

• Strong understanding of the design & build process, especially Cat A & B.

• Ability to manage multiple tenders and deadlines simultaneously.

• Highly collaborative, organised, and commercially aware.

• Based within commutable distance of Guildford.
