Senior Development Manager
role at TieTalent. We have an exciting opportunity to join our team within Vistry South London, at our Stratford office. As our Senior Development Manager, you will be responsible for the pre-construction phases of development projects; overseeing all legal, design and planning issues and coordinating with estimating, technical, sales and construction teams. The Senior Development Manager will coordinate the skills and resources of each function within the organisation, appoint external consultants as needed, and ensure each development is optimized through efficient management.We value in-person collaboration and team culture, but we’re also committed to supporting flexible working where possible. Responsibilities
Assist the Land / New Business department during the pre-development programme and, in some cases, lead on land acquisition or renegotiation of terms on existing projects; coordinate with the Technical team to address development issues early in the process.
Ensure active involvement of the Development Team to facilitate early Handover of prospective Development sites from Land / New Business to the full Project Team.
Set and monitor the Construction Budget and programme, review development coordination checklists, and determine realistic start and sales timelines.
Manage development budgets and programme information in line with the Development Appraisal system.
Coordinate with Legal, Technical, and other departments to ensure necessary documentation is available at the right time (e.g., Freehold/Leasehold Contracts, Affordable Housing/PRS/Sale Contracts, Joint Venture Agreements, S106 Agreements).
Ensure compliance with ISO9001 accreditation and support the Group Environmental Policy.
Prepare and submit Post Investment Reviews and ensure Project Close Out Reports are completed where appropriate via the Technical Team.
Drive project progress by active management, mitigate slippage, and deliver the Development Programme to set timescales.
Conduct land appraisals using Group software and maintain budget monitoring.
Prepare reports and risk registers for internal approvals and audit compliance.
Appoint solicitors and manage consultants (architects, engineers) to produce scheme information and ensure timely submissions to planning authorities and statutory bodies.
Procure necessary supporting information (surveys, reports, assessments) to support planning and pre-delivery planning/design.
Maintain excellent communication with the project team and internal stakeholders to share information and progress actions timely.
Identify and mitigate risks, and work with colleagues and partners to manage risk pre-start on site.
Organise and lead client meetings when required, representing the company professionally.
Follow internal development processes and maintain accurate information systems.
Resolve problems in collaboration with project teams and promote continuous improvement to ensure successful delivery of schemes.
Promote and represent the company to maximise development opportunities and reputation.
Assess new business opportunities, undertake feasibility work, and prepare offer documentation as required; network to identify opportunities to expand the business.
Any other task deemed necessary to the role.
Requirements / Qualifications

Educated to A level standard or equivalent, or demonstrate relevant experience in a similar position.
Proficient in MS Office (Excel, Word, Outlook).
Experience in a development role within the Construction, Property Development or Housing Industry.
Proven ability to manage multiple projects and lead the development process.
Good geographic knowledge of the area; highly numerate with the ability to undertake feasibility appraisals.
Organised, with strong attention to detail and good time management; able to work under own initiative and collaboratively.
Strong communication skills at all levels; able to travel regularly throughout the area and have access to a vehicle.
Desirable: willingness to pursue further education; experience across all stages of development including legal, design, planning, and health and safety.
