This is an exciting opportunity to join an industry-leading property management firm known for its consumer-empowered approach and award-winning service.This role offers the chance to manage a diverse portfolio of estates, build strong client relationships, and contribute to a company that values innovation, transparency, and staff wellbeing.The Role:As a Senior Property Manager, you will be responsible for managing a portfolio of complex residential developments, including high-rise and mixed-use buildings.You will act as the main point of contact for clients, overseeing day-to-day operations, compliance with the Building Safety Act, financial management, and strategic planning.Key Responsibilities:Manage a portfolio of complex residential sitesConduct regular site inspections and ensure high standards of maintenanceHandle resident queries, issue resolution, and contractor managementEnsure compliance with the Building Safety Act (BSA), including:Maintaining/contributing to the Golden ThreadSupporting Safety Case ReportsMonitoring Fire Risk AssessmentsLiaising with the Building Safety Regulator (BSR)Oversee on-site staff and third-party contractorsPrepare and manage annual service charge budgetsLead or support Section 20 consultations and major worksBuild strong relationships with RMC/RTM directors, leaseholders, and freeholdersAttend AGMs and board meetings (some outside standard hours)Maintain accurate records and produce management reportsCollaborate with internal teams and external consultantsThe Person:We are looking for a proactive and experienced property professional with a strong understanding of complex residential management and compliance. You should have experience dealing with high-rise or new build developments and be confident managing client relationships and strategic operations. A mature, analytical, and accountable approach is essential.Skills and Experience:3-5 years'' experience in residential block managementExperience with high-rise, new build, or complex sitesStrong knowledge of leasehold legislation, health and safety, and the Building Safety ActProven ability to manage budgets, contractors, and major worksExcellent communication and stakeholder management skillsProficient in property management software (e.g., Qube/MRI, Blockman)MTPI or RICS qualified (or working towards) - desirableKnowledge of fire safety legislation and BSA reporting - desirableExperience with Safety Case Reports or Higher-Risk Buildings - desirableFlexibility for occasional out-of-hours site visitsAdditional Information:This role requires travel to estates, so a personal vehicle is essential (expenses reimbursed)The company offers a comprehensive benefits package including private healthcare, life insurance, income protection, and flexible working arrangementsThe company culture is highly supportive, innovative, and ..... full job details .....
