The Opportunity
Joshua Robert is partnering with a well-established property and facilities management business to recruit a Roving Facilities Manager for its North East team.
You will look after a portfolio of up to 20 properties. The mix is mainly industrial, with some retail and office sites, including smaller drive-through retail units. It’s a full TFM role covering both hard and soft services. You’ll work closely with surveyors, senior stakeholders and client teams to deliver agreed service levels and budgets.
The role is mostly on the road. You will be based in Newcastle and travel regularly across the region, so you will need to be comfortable organising your own diary and sorting out issues by phone or Teams when you can’t be on site.
This is a newly created position, so you won’t be handed a full portfolio on day one. You’ll get structured onboarding with shadowing, mentoring and a dedicated buddy, and take on properties gradually. There’s also a clear route to a senior roving role, which could include people management.
Key Responsibilities
- Manage hard and soft services across a portfolio of up to 20 properties, including planned preventative maintenance
- Visit each site at least monthly to carry out inspections, take meter readings and report on condition and compliance
- Hold regular contract meetings with suppliers and assess their performance against KPIs
- Procure goods and services, validate invoices and support the management of service charge budgets
- Make sure all works have the right health and safety arrangements in place
- Liaise with occupiers, on-site staff and suppliers, keeping everyone updated until issues are resolved
- At least two years’ facilities management experience, with a good understanding of managing agent responsibilities
- NEBOSH General Certificate (essential); IWFM and/or IOSH membership is highly desirable
- Good knowledge of commercial landlord and tenant matters, including service charge
- Sound soft services knowledge and a working understanding of hard services
- Strong contract management skills, ideally using a formal performance management system
- Awareness training in fire risk assessment, asbestos and water hygiene
- Experience with a managing agent, in client-side multi-site FM, or in a single-site role and ready to step up
- Experience in industrial, retail or office property
- A self-starter with a co-operative attitude and the ambition to progress
- A full UK driving licence and your own transport
