Purpose of the RoleTo manage the commercial aspects of construction projects from commencement through to final account, ensuring costs are controlled, contractual obligations are met, and projects are delivered profitably.
The role will involve working on a range of new build, refurbishment and extension projects with individual contract values of up to £2 million across a variety of sectors.
Key Responsibilities- Manage the commercial delivery of construction projects from pre-start through to completion.
- Prepare cost plans, budgets and cash flow forecasts.
- Procure subcontractors and suppliers, including preparing enquiries, analysing quotations and placing orders.
- Prepare and submit interim valuations and applications for payment.
- Assess, price and agree variations.
- Measure and value works completed.
- Manage subcontractor accounts, including interim payments, variations and final accounts.
- Monitor project costs and provide regular cost reporting.
- Produce monthly cost value reconciliations and forecasts.
- Work closely with Contracts Managers and Site Managers to monitor progress and identify commercial risks.
- Attend site and client meetings where required.
- Maintain accurate commercial records throughout the project.
- Negotiate and agree final accounts with clients and subcontractors.
- Ensure compliance with contract conditions and company procedures.
- Assist in identifying commercial risks and opportunities throughout the life of each project.
Essential:
- Previous experience as a Quantity Surveyor with a main building contractor.
- Good understanding of construction contracts, particularly JCT forms.
- Experience of managing projects through the full commercial lifecycle.
- Ability to manage several projects at varying stages simultaneously.
- Good commercial awareness and negotiation skills.
- Strong IT skills, including Microsoft Excel.
- Full UK driving licence.
Desirable:
- Degree, HNC or HND in Quantity Surveying or a related construction discipline.
- Membership of, or working towards, RICS or CIOB accreditation.
- Experience using commercial management software.
- Well organised with good attention to detail.
- Able to work independently and as part of a team.
- Good communication and interpersonal skills.
- Practical approach to problem solving.
- Able to prioritise workload and meet deadlines.
- Professional and reliable.
The successful candidate will be expected to:
- Maintain project profitability through effective cost control.
- Ensure valuations and payment applications are submitted on time.
- Manage subcontractor accounts efficiently.
- Keep accurate and up-to-date commercial records.
- Identify and manage commercial risk.
- Support the successful delivery of projects through sound commercial management.
