If you have built your career delivering major Design & Build projects but want greater influence over their commercial direction, this could be a natural next step. We are recruiting a Quantity Surveyor to join the Pre-Construction team of an established developer-contractor

Based in Chester with genuine hybrid working, you will help shape major developments before they reach site, influencing cost, design, procurement, buildability and commercial viability.

It is still very much a Quantity Surveyor role, but with one important difference: you will be involved at the point where your commercial expertise can have the greatest impact.

Rather than inheriting a project once construction begins, you will work alongside development, design, technical and construction colleagues to ensure each scheme is commercially robust and positioned for successful delivery.

What will you be doing?

As part of the Pre-Construction team, you will support projects from their early development stages through to construction commencement

Your role will include:

• Preparing and developing cost plans as designs evolve
• Assessing project costs, viability, risks and commercial opportunities
• Challenging design decisions and identifying more efficient solutions
• Working with development, design, technical and construction teams to improve buildability
• Using market intelligence and supply-chain input to inform project costs
• Supporting procurement strategies and the development of work packages
• Providing clear commercial advice to help colleagues make informed decisions
• Supporting a structured handover into the construction and delivery teams
• This is a highly collaborative role. You will not simply report the numbers. You will use them to challenge assumptions, guide decisions and improve project outcomes.

What experience are we looking for?

You may currently be working as a project-based Quantity Surveyor for a main contractor, developer-contractor or specialist in large-scale construction. What matters is that you understand how major Design & Build projects are commercially managed and have the confidence to apply that experience earlier in the project lifecycle

You should have:

• Quantity Surveying experience on Design & Build projects valued at approximately -10m or above
• Experience of commercially managing complex construction projects
• Strong cost planning and commercial analysis skills
• An understanding of procurement, design development and construction delivery
• The ability to identify risk, challenge costs and communicate commercial information clearly
• The confidence to work collaboratively with technical, operational and development stakeholders

We are equally interested in candidates with experience of other large-scale developments where repeatability, standardisation and programme efficiency are important, including:

High-rise residential / Hotels / Offices / Mixed-use developments, or other multi-unit or Accommodation-led projects
