The Role

We are recruiting for an experienced Client-Side Quantity Surveyor to join a property and construction team based in Carlisle.

The successful candidate will have a broad understanding of the construction industry and will be responsible for providing commercial and cost management expertise across a varied portfolio of construction and property projects.

This is a client-side position, making it ideal for a QS who enjoys working closely with clients, consultants, contractors and internal stakeholders to ensure projects are delivered effectively and within budget.

Key Responsibilities

• Provide client-side quantity surveying and commercial management across construction projects.
• Manage project costs from initial budgets and feasibility through to final account.
• Prepare cost plans, estimates, budgets and financial forecasts.
• Review tenders, quotations and contractor submissions.
• Procure and manage contractors and consultants.
• Assess valuations, variations and applications for payment.
• Monitor project expenditure and identify commercial risks.
• Manage final accounts and ensure costs are accurately reconciled.
• Review construction contracts, specifications and project documentation.
• Attend project and contractor meetings.
• Provide commercial advice to internal stakeholders and project teams.
• Monitor project progress against programme and budget.
• Ensure appropriate cost control and reporting throughout the project lifecycle.
• Work across a variety of construction, refurbishment and property projects.

Experience & Requirements

• Proven experience as a Quantity Surveyor, ideally with client-side experience.
• Broad all-round construction knowledge across different project types.
• Strong understanding of construction costs, procurement and contracts.
• Experience managing budgets, valuations, variations and final accounts.
• Confident dealing with contractors, consultants and senior stakeholders.
• Strong commercial and analytical skills.
• Excellent communication and negotiation abilities.
• Relevant Quantity Surveying qualification or equivalent experience.
• MRICS or working towards chartership would be advantageous but not essential.
• Based within a commutable distance of Carlisle or willing to relocate.
