Quantity Surveyor

Role: Managing Surveyor / Managing Quantity Surveyor

Location: Leeds

Salary: -85k - -95k

Key Duties:

* Lead commercial management across projects (-100k - -5m) ensuring profitability and risk control
* Manage commercial team (Estimators & QSs - c.5 staff), including mentoring and performance
* Prepare and review estimates from specs, drawings, and site visits
* Manage tender submissions including labour, materials, and subcontract packages
* Lead tender adjudications and pricing strategy
* Manage project costs, budgets, and timelines
* Conduct site visits for measurement and commercial oversight
* Procure and negotiate subcontractors and suppliers
* Administer contracts (JCT), ensuring compliance and protecting position
* Monitor costs, cash flow, valuations, and reporting
* Identify risks and opportunities to protect margins
* Lead variations, change control, and final accounts
* Provide input during design and pre-construction phases
* Maintain client relationships and act as key commercial lead
* Collaborate with teams to deliver projects on budget

Requirements:

* Dynamic and client-facing
* Experience managing a commercial team
* Main contractor background
* Fit out / refurbishment experience
* Strong contractual knowledge (JCT)
* Able to challenge while maintaining relationships
* Strong estimating and commercial experience
* Excellent numerical and analytical skills
* Familiar with subcontractor and supplier pricing
* Ability to manage multiple projects
* Full UK driving licence
