Bellrock’s Property Management Team was established following the acquisition of a property and FM business and has since grown to manage buildings in London and the home counties, hospitals in London and Birmingham, and other sectors that continue to evolve.What does it take?
If you’re ready to be the energy that helps us build our business, share our success, and own it as a Property Manager, you’ll need:Good commercial awareness with strong communication and negotiation skillsKnowledge and ability to advise on lease terms and all associated property legislationAwareness of all RICS practice/guidance notes, in particular the RICS Professional Statement on commercial property service chargeHighly numerate, analytical, and capable of producing excellent written documents and contractsAbility to advise on commercial lease terms and procurement/contract considerations for service delivery and sub-contractingExcellent knowledge of property accounting and familiarity with property management software (the current team uses TRAMPS)Ability to engage with stakeholders across sectors at various levels and be client facingBusiness development abilitiesAwareness of key lease events, statutory compliance, statutes, and relevant case lawHighly IT literate with experience using property management/accounting software, exporting data, producing reports, and maintaining accurate tenancy schedules
Working arrangements
We embrace smarter working practices that offer flexible and remote working where business needs allow. The successful candidate would work between their home address and the Bellrock Bristol Office (Bristol, BS32 4TD), Monday–Friday, 08:30–17:00.
