We are working with a leading national contractor in the property services sector, known for delivering high-quality projects across social housing, planned and reactive maintenance, capital works, retrofit works, fire safety upgrades, and general refurbishment.
A fantastic opportunity has arisen for an Operations Manager to join their Northern Home Counties Region, overseeing a portfolio of planned maintenance and retrofit projects for housing associations, ALMOs, local authorities, and private sector clients.
This is a key leadership role responsible for ensuring projects are delivered safely, on time, to budget, and in full compliance with regulatory and client requirements. You''ll lead a team of Contract Managers, Site Managers, and Resident Liaison Officers across a variety of workstreams.
Key Responsibilities
Lead the successful delivery of planned maintenance, capital improvement, and retrofit schemes across the region.
Oversee project planning, delivery, compliance, and handover processes.
Manage teams on site to ensure quality, safety, and customer satisfaction.
Collaborate with designers, consultants, and compliance teams to uphold standards.
Build and maintain strong relationships with clients, attending reviews and progress meetings.
Support tendering and pre-construction activities with input on methodology and resource planning.
Drive performance on-site through regular inspections, reporting, and HSEQ monitoring.
Ensure subcontractors meet required standards and qualifications (e.g. PAS, Gas Safe, NICEIC).
Work with commercial teams to support cost control and programme delivery.
Coordinate audit preparations and ensure readiness for external inspections.
Experience & Qualifications
5+ years'' experience managing planned works and/or retrofit projects in housing or property services.
Strong knowledge of compliance frameworks such as PAS 2030/2035 (desirable but not essential).
Experience managing teams, budgets, and stakeholder relationships.
Background in construction, maintenance, or refurbishment project delivery.
Strong organisational, leadership, and communication skills.
Full UK driving licence.
