We are currently recruiting for an experienced Maintenance Surveyor to join a well-established social housing provider based in Surrey on a temporary ongoing contract. This is an excellent opportunity for a proactive surveyor with a strong background in responsive repairs, voids, and cyclical maintenance to work within a busy property services team.
This role offers a competitive rate of up to -42.00 per hour (Umbrella), with the opportunity for a long-term assignment for the right candidate.
The Role
As a Maintenance Surveyor, you will be responsible for managing a varied portfolio of residential properties across Surrey, ensuring repairs and maintenance works are delivered to a high standard while meeting statutory, contractual, and customer service requirements.
Key Responsibilities
- Carrying out pre- and post-inspections for responsive repairs.
- Surveying and specifying works for void properties to ensure they are re-let quickly and efficiently.
- Managing cyclical maintenance programmes, including planned works and external decorations.
- Preparing specifications and schedules of work.
- Monitoring contractor performance, quality, cost, and compliance with service level agreements.
- Managing works from inspection through to completion, ensuring projects are delivered on time and within budget.
- Diagnosing building defects and identifying appropriate repair solutions.
- Ensuring all works comply with relevant legislation, health and safety regulations, and housing standards.
- Liaising with tenants, contractors, and internal stakeholders to provide excellent customer service and resolve property-related issues.
- Maintaining accurate records, reports, and property data using housing management systems.
Requirements
The successful candidate will have:
- Previous experience working as a Maintenance Surveyor within social housing, local authority, or residential property maintenance.
- Strong knowledge of responsive repairs, voids, and cyclical maintenance programmes.
- Experience managing contractors and monitoring performance.
- Excellent knowledge of building construction, repair techniques, and relevant legislation.
- Strong communication and stakeholder management skills.
- The ability to manage a busy and varied workload independently.
- A full UK driving licence and access to a vehicle.
- Relevant surveying or construction qualifications (HNC/HND, CIOB, RICS, or equivalent) are desirable.
