Maintenance Operative
Job Purpose
The Maintenance Operative is responsible for ensuring that student accommodation buildings, communal areas, and facilities are maintained to a high standard, providing a safe, comfortable, and welcoming environment for residents. The role involves carrying out planned preventative maintenance, reactive repairs, health and safety checks, and supporting the overall operation of the accommodation.
Key Responsibilities
Maintenance & Repairs
- Carry out general maintenance and repair work across accommodation buildings and communal areas.
- Respond promptly to maintenance requests raised by students and staff.
- Diagnose faults and undertake corrective actions where appropriate.
- Support room changeovers and refurbishment projects during peak periods.
Planned Preventative Maintenance (PPM)
- Undertake scheduled maintenance tasks in accordance with maintenance plans.
- Conduct regular inspections of buildings, plant, equipment, and facilities.
- Record maintenance activities and ensure accurate documentation is maintained.
Health, Safety & Compliance
- Ensure all maintenance work is completed in compliance with health and safety legislation and company policies.
- Conduct routine safety checks including fire safety equipment, emergency lighting, and communal facilities.
- Report hazards, defects, and compliance concerns immediately.
- Maintain safe working practices and use appropriate personal protective equipment (PPE).
Contractor Management
- Assist in coordinating specialist contractors and service providers on site.
- Monitor contractor performance and ensure work is completed safely and to the required standard.
- Support access arrangements and permit-to-work procedures where applicable.
Customer Service
- Provide a professional, friendly, and responsive service to students and colleagues.
- Communicate effectively with residents regarding maintenance issues and expected completion times.
- Maintain high standards of customer care when entering occupied rooms and communal spaces.
General Duties
- Assist with site inspections and condition surveys.
- Support emergency maintenance call-outs as required.
- Help maintain stock levels of maintenance materials and equipment.
- Contribute to continuous improvement initiatives across the accommodation operation.
Skills and Experience
Essential
- Previous experience in a maintenance, facilities, property, or building services role.
- Knowledge of general building maintenance and repair techniques.
- Good understanding of health and safety requirements.
- Strong problem-solving skills and ability to work independently.
- Excellent communication and customer service skills.
- Ability to prioritise workload and respond effectively to competing demands.
- Basic IT skills for reporting and maintenance management systems.
