Role Overview
The Lead Internals Manager will be responsible for overseeing and coordinating all internal fit-out works within one residential block (88 units) of a large-scale, multi-block development. This role ensures that all trades deliver high-quality finishes, works are sequenced effectively, and units are handed over on time, defect-free, and within budget.
Key Responsibilities
- Project Coordination
- Manage and supervise internal works including drylining, M&E first/second fix, joinery, kitchens, bathrooms, decorations, and final finishes.
- Develop and monitor short-term programmes to align with the master construction programme.
- Coordinate multiple subcontractors on site, ensuring smooth sequencing and minimal disruption.
- Quality Control
- Ensure works are delivered to specification, drawings, and client standards.
- Carry out regular inspections and sign-offs of completed works.
- Lead snagging and de-snagging process, driving subcontractors to close out defects.
- Health & Safety
- Enforce compliance with H&S legislation, company procedures, and site rules.
- Carry out toolbox talks, risk assessments, and method statement reviews.
- Stakeholder Management
- Liaise with external consultants, client representatives, and internal teams (design, commercial, planning).
- Coordinate with externals manager and other block managers to ensure smooth integration of site-wide activities.
- Reporting
- Provide daily/weekly progress updates to the Senior Project Manager.
- Track labour, materials, and progress against programme.
- Report risks, delays, and resource issues promptly with mitigation proposals.
Skills & Experience
- Previous experience managing internals on large-scale residential schemes (50+ units minimum).
- Strong understanding of build-to-rent, PRS, or high-rise residential standards.
- Excellent organisational skills with the ability to sequence trades efficiently.
- Strong eye for detail and ability to drive high-quality finishes.
- Strong leadership and communication skills to manage subcontractors and liaise with stakeholders.
- Sound knowledge of construction programmes, drawings, specifications, and building regulations.
- Competent IT skills: MS Project, Excel, snagging software (e.g., Field View, SnagR).
