We are seeking a driven and forward-thinking
Interior Fit out Pre-Construction Manager
to lead the front-end strategy, tendering, and technical coordination for high-quality office fit-out projects. This is a pivotal leadership role that combines expertise with commercial and client insight. The successful candidate will have the experience and ambition to develop and grow the department with full oversight, process ownership, and strategic input at board level.Key Responsibilities
Own and lead the full pre-construction process from early enquiry to contract awardCoordinate estimating, design, and delivery inputs to submit accurate, competitive tendersPrepare project programmes, methodology statements, and supporting documentsEnsure tender submissions are technically deliverable, commercially viable and client focusedClient and Consultant Engagement
Serve as the lead point of contact during pre-contract phasesAttend presentations, site visits, and technical reviews with clients and consultantsSupport the Head of Sales with project procurement and relationship developmentDesign and Technical Coordination
Oversee technical design reviews to ensure build ability, cost efficiency, and qualityManage early-stage input on specifications, compliance, and value engineeringWork closely with subcontractors, suppliers, and consultants to ensure accuracy and alignmentWork with the Commercial and Estimating teams to align costs with scope and clientIdentify risks, assumptions, and exclusions clearly in all proposalsSupport subcontract procurement and pricing strategyStrategic and Organisational Development
Proactively shape and refine pre-construction processes and systemsDefine KPIs and reporting frameworks for pre-construction performanceSupport recruitment and mentorship of future team membersProvide input into company growth, pipeline, and business development strategiesLeadership Progression
Demonstrate consistent delivery, leadership, and strategic thinkingBuild the case for future promotion opportunity whilst managing the pre-constructionRepresent pre-construction at senior leadership meetings and contribute to board-level decision makingCandidate Profile
Proven experience in pre-construction, estimating, or technical project managementStrong track record in office fit-out or commercial interiors (CAT A/B, DandB)Proven ability to manage multiple bids and client accounts simultaneouslyFamiliarity with JCT contract frameworks and commercial risk managementConfident leading client meetings, technical reviews, and bid interviewsPreferred Qualities
