Hours:          Full Time 37 hours per week 
 
BRC are working closely with a social landlord to recruit an experienced Surveyor to join their Compliance team. This is a permanent contract working across the Bristol. 
 
In this role you will be responsible for managing housing condition issues, including HHSRS hazards, damp, mould and condensation cases, undertaking property inspections, specifying remedial works and supporting compliance with housing legislation and regulatory requirements.

Duties:

  • Take sole professional responsibility for the management of HHSRS hazards, damp, mould and condensation cases, including complex and high-risk situations.
  • Carry out assessments, investigations and inspections to identify hazards, defects and root causes.
  • Specify proportionate, effective remedial actions and timescales in line with legislation, guidance and best practice.
  • Ensure cases are prioritised and progressed within challenging regulatory and operational timescales.
  • Work closely with the in-house repairs team (DLO) and approved external contractors to ensure identified works are completed to the required standard and within agreed timescales.
  • Provide clear technical instruction, specifications and oversight to support effective delivery.
  • Monitor the quality and outcomes of completed works, ensuring issues are resolved sustainably and not repeatedly.
  • Escalate concerns where delivery, quality or timescales present risk to residents or the organisation.
  • Work collaboratively with internal teams, surveyors and legal advisors to assess cases, determine liability and agree appropriate remedies.
  • Maintain accurate records, evidence and audit trails to support legal, regulatory and organisational assurance.
  • Support early intervention approaches to minimise escalation and legal exposure.
  • Act as the technical lead for complex customer complaints relating to property condition.
  • Ensure residents are communicated with clearly, empathetically and consistently throughout investigations and remedial works.
  • Balance regulatory compliance with a strong customer-focused approach, promoting trust and confidence in the service.
  • Contribute specialist input to complaint responses, learning reviews and Ombudsman enquiries where required.
  • Ensure practice aligns with key regulatory requirements, including Awaab''s Law, the Decent Homes Standard and HHSRS.
 
Requirements:
  • Experience within housing, property management, surveying or a related field.
  • Knowledge of HHSRS, housing standards and building pathology.
  • Experience managing damp, mould and condensation cases.
  • In-depth knowledge of the Decent Homes Standard.
  • Strong communication and stakeholder management skills.
  • A relevant Level 4 qualification (or equivalent experience) in housing, surveying, construction or a related discipline.
  • Full driving licence and access to own transport, or ability to travel in a timely and efficient manner to attend meetings in locations not easily accessed by public transport
