Our South West Division, located in Bristol is looking to recruit a Head of Sales/Sales Director to join the team, depending on the level of experience of the successful candidate.The Role

The Head of Sales/Sales Director reports to the Managing Director of the division and has overall responsibility for the management of the divisional sales department, with the key objective of achieving all targets and forecasts within specified timescales and budgets. They must ensure that maximum profit is achieved through the effective management of the sales team’s performance, whilst ensuring we give the highest level of service to all customers.Responsibilities

Working with the division’s senior management team to deliver the strategy to achieve the 3-year forecastResponsible for the sales department financial matters and forecasting, including the pricing of properties, market research, achieving sales targets, contract exchange, completion targets and working within financial constraintsEffectively lead, manage, and motivate the divisional sales team to improve overall sales performance, including overseeing the Bellway induction programme, providing regular training, mentoring, coaching, development, and feedbackCarry out market research for land acquisitions and sales strategiesUndertake regular site visits and liaise with the Board/Senior/Sales Managers to ensure sales offices and developments are set up and maintained to a high standardDevelop sales strategies for developments/plots and review the placement of all members of the sales team within the division, ensuring a high standard of performanceManage budgets for advertising/PR, show homes/sales office set-up, staffing, and any other expenditure; responsible for advertising/PR campaigns including provision of information and design input to meet monthly deadlines, working alongside Group MarketingPrepare and attend regular meetings, including: Divisional, external and Group Head Office meetingsExperience

Experience of leading a successful sales team within the new homes property sectorExperience of working in a customer focussed environment and to develop and deliver a positive customer journeyExperience and knowledge of effective sales marketing techniquesQualifications and Training

GCSE Maths and English at Grade 4/C (or equivalent) or aboveCurrent full UK driving licenceAccess to a vehicle for business use as requiredSkills and Aptitude

Ability to be proactive and work on own initiativeExcellent attention to detail and interpersonal/organisational skillsCommitted to continuous professional developmentAbility to thrive under pressure in a fast-paced environmentExcellent verbal and written communication skillsProficient IT skills along with a good working knowledge of Microsoft Office (Word, Excel and Outlook) and the ability to adapt to new systemsAbility to delegate effectivelyCommitted to diversity and inclusionWorking Conditions

Office based but regular travel to developments within the divisional region is requiredWillingness to work flexibly and outside office hours as and when requiredRewards and Benefits
