Job SummaryAs a General Manager, youll be running the operations of our Build-to-Rent (BTR) site in Liverpool, on 7 James Street. Youll be leading the on-site team to meet all financial targets and company goals, while delivering exceptional service to our residents. You will enjoy autonomy in your daily work whilst still working closely and reporting to the Chief Operating Officer (COO).We are seeking an experienced, self-driven, versatile, exceptionally organised, commercially savvy, and reliable individual with a getting-things-done attitude.
What youll be doingMaintaining 100% occupancy rates in perpetuityEnsuring the timely collection of all rent and other income that are dueOverseeing your site daily operations, rent collection, invoicing, full compliance to SOPs, policies, procedures, and service standardsProactively pushing rental and other revenue growthComing up with creative and insightful Marketing and Sales techniquesPromoting our values and contributing to maintaining a strong cultureEvaluating the buildings performance by analysing and interpreting data and metrics Responding appropriately to emergencies or urgent issues as they ariseManaging the living experience of the residents from initial enquiry, through the onboarding process and tenancy administration, to departureEnsuring the highest level of service is delivered to your residents at all timesMonitoring resident satisfaction through the appropriate channelsConducting service recovery procedures where requiredMeeting and surpassing targets for revenue generationAttending monthly performance reviews for both sites with the COOEstablishing key strategic and long-lasting relationships with stakeholders Researching direct competitors and market trendsEnsuring all building management systems have accurate financial and resident data information Managing online and offline distribution channelsOverseeing and ensuring full compliance of Security, Fire Prevention, and other safety systems Obtaining quotes and undertaking due diligence for employees or contractors as needed to maintain, repair, or improve the propertyConducting daily on-site meetingsHolding monthly performance reviews with both teamsProviding timely, accurate, and complete reports on the sites performance to the COO Performing other reasonable job duties as requested
A minimum of two years'' experience managing Build-to-Rent (BTR), Co-Living, or Purpose-Built Student Accommodation (PBSA) assetsStrong general business knowledge base and understanding of business functions such as Finance, Sales and Marketing, HR, etc.Knowledge of PandL statements and the ability to react with impactful strategiesStrong experience and knowledge in Tenancy Legislation (AST, Licences, Section 8, Renters Rights Bill 2025, tenancy deposit protection, and inventories)Excellent research, writing, and oral communication skillsOutstanding people and client management skills; strong teamwork and team leadership skills; cooperative working styleComprehensive knowledge of Health and safety and Building regulationsStrong project management skills to coordinate with diverse teams and meet project deadlinesInitiative and resourcefulness: ability to make things happen in creative ways despite a lack of resourcesAbility to conduct viewings, negotiate effectively, and close salesExcellent problem solving and decision-making skillsPositive, result-oriented, can-do attitude, sharing perspectives to achieve personal and organisational targetsWorking knowledge of MS Office, Google Suite, Inventory Hive, Rightmove Plus, Zoopla Pro, and other property management toolsYou will be entitled to an attractive salary and a bonus scheme.We celebrate diversity and welcome all qualified applicants regardless of their ..... full job details .....
