Overview

Divisional Manager – Asset Management, Property Services and Compliance. MMP Consultancy are seeking a Project Manager to work with a social housing organisation, managing major remedial actions and cladding projects on an estate in London. Salary: £600 per day (Inside IR35).Experienced Project Manager required to lead cladding remediation on a residential estate. Responsible for full project delivery including programme, specification, and consultant management, with strict adherence to the Building Safety Act and Gateway process.Key Duties

Develop full programme of works and detailed technical specifications.Manage consultants and coordinate design, surveys, and reporting.Oversee compliance with the Building Safety Act, including Gateway 2 and 3 submissions.Ensure fire safety standards (e.g. PAS 9980) and Golden Thread requirements are met.Liaise with the Building Safety Regulator, residents, and internal stakeholders.Qualifications

MRICS or MCIOB preferentialDegree in construction, surveying or project managementRequirements

Proven experience in cladding remediation and building safety compliance.Strong knowledge of Gateway process, BSR engagement, and façade regulations.Ability to run complex projects independently from pre-construction through delivery.Nice to Have Skills

Up to £55,000 per annum plus additional benefits.My client''s portfolio covers predominantly across Surrey, SW and West London.The successful candidate must hold at least an HNC/HND or a degree within a relevant field.Main Purpose Of The JobTo deliver the stock investment and planned works programmes for my client''s properties. Stock investment works include kitchens, bathrooms, windows, doors and roof replacements. Planned works include cyclical decoration and repairs to our schemes and other ad-hoc planned works as required.Key Tasks and ResponsibilitiesReview and update stock data to develop future stock investment and planned work programmes.Prepare schedules of works, issue variations and contract certification and documentation through Keystone.Carry out duties in accordance with relevant health and safety legislation and regulations.Provide advice on technical and contractual matters.Ensure services deliver value for money.See building pathology matters from inspection through to completion while managing case correspondence; responsibility for case works inspection, prescription, management and ownership from creation through to completion; provide professional commentary and support through engagement with customers, delivery partners, and, on occasion, legal counsel to ensure successful delivery of completed works.Required SkillsContribute to development of works and provide technical support/advice.As a member of the Property Team, contribute to corporate objectives and continual business improvement.Review and monitor Damp and Mould cases, ensuring processes are followed with regard to report writing and timely case management.Diagnose Damp and Mould and related issues and report findings and actions required.Review Home Improvement requests, safeguarding client assets.Assist with party wall works or leaseholder requests.Deliver requirements within tenure type agreements, policies and legal definitions (e.g., General needs, Shared ownership, Leaseholders) and manage agents as applicable.Assist the team in technical aspects of building design and defects.Make decisions on recommended work for the Planned team or ad hoc replacements.Provide feedback on defective components to inform future programs.Liaise with the Voids team to inspect and agree specifications of work per Lettings Standards.Assist with adaptation requests from customers and leaseholders.Nice to HaveProvide strong commitment to the team; support and motivate others.Appraising buildings to improve performance and ensure standards are met.Inspect, diagnose, record and manage Damp and Mould cases within required timescalesStay updated on policy changes and industry updates.Conduct pre-, post-, and during-work inspections.Request training to widen knowledge.Manage leaseholder and third-party enquiries.Investigate complaints and incidents; ensure systems are updated within target dates.Consider budget implications to mitigate overspend and risk, including Section 20 processes where applicable.Collaborate with Property, Development and Housing Management teams to promote a joined-up approach.Comply with Health and Safety legislation; ensure insurer recommendations are followed; maintain necessary records for audits.Location and Role DetailsTitle: Property SurveyorContract: PermanentHours: Full TimeLocation: Clapham, South West London (Hybrid Working)Experience note: Portfolio primarily across Surrey, SW and West London.Additional RequirementsAbility to manage contractual and legal aspects with precision.Flexibility for site visits and inspections as needed.Strong communication skills for stakeholder engagement and client interactions.Provide a defect-free period of at least 6 months after works.Maintain auditable compliance information; ensure invoices are paid promptly where appropriate.Coordinate and track completion of voids with other services to meet customer expectations.Address unacceptable contractor performance and ensure issues are remedied.Maintain up-to-date records; provide monthly statistics and qualitative information to relevant managers; attend contractor monitoring meetings as required.Ensure records are circulated to relevant stakeholders including contractors, Lettings, Property Services, Housing Needs, Neighbourhood Services, Rent Accounting, Adaptations and Regeneration teams.Desirable QualificationsHNC, HND, BTEC HND or higher in a building discipline, or 5+ years hands-on experience in repairs surveying/construction.Experience in building maintenance in a local authority or registered social landlord.Experience meeting deadlines in a busy multi-agency setting.Experience in management and administration of domestic building repairs.Demonstrable experience controlling maintenance costs.OtherUp to £55,000 per annum plus additional benefits.
