Facilities Manager

We''re looking for an experienced Facilities Manager to join the team at a Build-to-Rent scheme in South East London.Key Responsibilities1. Technical and Hard Services OperationsManage and oversee all Planned Preventative Maintenance (PPM) schedules, reactive repairs, and plant room operations across the development.Supervise on-site engineers and external specialist contractors covering MandE, HVAC, Lifts, Fire Alarm Systems, BMS, and Access Control.Conduct regular technical audits and quality checks on completed engineering and maintenance works.Manage minor works projects, lifecycle maintenance, and asset replacements from specification through to sign-off.2. Health, Safety and ComplianceEnsure 100% statutory compliance across all building systems, including Fire Safety (BS 9991/9999), Water Hygiene (L8), Electrical (BS 7671), Gas Safety, and Pressure Systems.Lead on site-wide risk assessments, RAMS reviews, Permits to Work (PTW), and Access to Work (ATW) authorizations.Coordinate building safety files, statutory testing logs, and maintain up-to-date compliance records via the CAFM system.Act as the key contact for external safety consultants, local authorities, and statutory inspectors.3.
