We are proud to support our operations team and are extremely passionate about our beautiful pubs, and hope you will be too!As the Estates Manager at Brunning and Price, you will report to the Property Director and will be responsible for all estates matters across the Brunning and Price Estate.You will be responsible for supporting with the overall delivery of the property strategy and the day to day management of the Brunning and Price estate. You will be required to drive value through negotiating asset management opportunities and keep property expenditure to a minimum through management of external consultants and leveraging landlord relationships.For leasehold sites, you will be required to manage all building works relating to our lease obligations, including works associated with dilapidations, service charge and insurance requirements and any ad-hoc building works that may be required from time to time. You will be required to liaise with Landlords and/or Managing Agents to ensure all building related lease obligations are fulfilled and maintained at all times.You will ideally be based in the Midlands or North West and within commuting distance from our head office in Chester, although due to the nature of the role, frequent travel is to be expected.Whats in it for you?£51,000 - £61,000 per annum including car allowanceAnnual bonusPensionLife assurance30% employee discount for you and your friends and familyPrivate healthcareTusker car scheme (self-sacrifice)Perkbox membership with some great lifestyle discountsKey ResponsibilitiesLead commercial negotiations on asset management events, leveraging the value of the brand and the financial strength of Brunning and Price to mitigate property costs and drive profitability.Full understanding of all lease and legal documentation with the ability to advise on the position and the responsibilities of the businessProactively manage the external business rates surveyors, service charge and insurance consultants to drive down property costsManagement of any lease renewals, exits and disposals including negotiation of reduction of dilapidationsOwnership of estates matters and reporting whilst ensuring the property database is fully updated at all timesProactive management of the full estates portfolio, to include day to day property management, invoicing and managing freehold and leasehold responsibilitiesTaking full responsibility of the leasehold rent approvals to ensure it is signed off and processed in a timely manner, working with the finance teamResponsibility of ensuring all property cost invoices are reviewed/approved in a timely manner with the support of external consultantsSupport the refurbishment of Pubs by assisting with planning permissions, licences to alter and any ad hoc requirements to ensure programmes are met and works are documented correctly.Support the central risk and facilities teams with any property related matters to ensure the estate is always fully compliantSupport on financial year budgeting by reviewing current spend analysis and providing recommendations for risk managementPreparation of Estates reports for monthly Exec meetingsExperience and Skills to includeExtensive experience of managing all commercial estates mattersClear understanding of statutory compliance and regulationsAbility to compile, review, control and implement budgetsProject and cost managementCommercial acumenRisk managementExcellent communication skills and a strong team playerStrong negotiation skillsConfident dealing with senior stakeholders in the businessSelf-starter with ability to work on their own initiativeStrong organisational skills, with the ability to multi task and prioritise work loadQualifications RequiredClear understanding of Planning Regulations and commercial lease requirements.
