OverviewEstate Manager - Exchange Quay role within CBRE UK. The property is a large commercial office estate located close to Media City in Salford. The on-site team consists of five CBRE team members. The role involves managing day-to-day operational activities in line with health and safety, environmental and company procedures, budgetary costs, and client/tenant requirements to meet customer service criteria and KPIs.
Role PurposeManage day-to-day operational activities in line with health and safety, environmental and company procedures, legislative requirements, budgetary costs and client/tenant requirements, while delivering the required customer service standards and KPIs.
Role Specific ParticularsThe property is a large commercial office estate near Media City, Salford. You will be part of a site team of five members and will be an essential asset to the property, colleagues, clients and occupiers.
Key Responsibilities
Commercial: Preparation, control and monitoring of the service charge budget in accordance with the client’s budget and time scales; prepare management reports as required by the business.
Compliance: Be responsible for all health and safety compliance, regular audits, fire evacuations, updating emergency plans and site maps, and maintaining Meridian (Health and Safety tool).
Proactively manage risk and oversee insurance compliance on-site with public and statutory bodies as applicable.
Ensure a Crisis Management plan is in place and reviewed/tested annually.
Assist with external contract compilation in conjunction with the Senior Facilities Manager and Procurement Department; ensure procurement aligns with company policy.
Compile and maintain management information and records (asset register, emergency plans, plant testing, etc.).
Liaise with local authorities as appropriate and perform other duties as needed by the business.
Customer Service and Quality: Maintain/build high standards of building fabric (internally and externally), ensure planned maintenance is carried out on schedule, and monitor facilities management works with service providers/contractors.
Develop and maintain occupier relationships; attend tenant meetings and ensure high standards of service for operational needs.
Oversee contractor work to ensure contractual standards are achieved and maintained.
People Management: Direct line management of on-site CBREMS employees, ensuring training is aligned with role requirements; conduct regular performance reviews and set SMART objectives in line with company standards and timetable.
Person Specification / Requirements
Educated to degree level or equivalent preferred.
Experience in facilities management of property or portfolio; includes line management and management of service agreements.
Knowledge of technical aspects of premises management.
Excellent customer service, interpersonal and communication skills.
Good awareness of Health and Safety legislation and environmental protection requirements.
IT literate with experience of industry-specific IT applications.
Ability to work on own initiative in a pressurised environment.
IOSH qualification essential; NEBOSH qualification desirable; IWFM qualification desirable.
