MMP Consultancy is seeking 4 Disrepair Surveyors on behalf of a Local Authority based in Bristol. This is an interim position until December 2025 subject to possible extension. The rate of pay is -298pd inside of IR35.
The successful candidate will be responsible for managing disrepair claims, ensuring all legal housing condition complaints are investigated thoroughly, resolved efficiently, and carried out in line with the Local Authority''s internal processes and legal obligations.
They will work closely with the Disrepair Supervisor and Legal Services, undertaking detailed property inspections, overseeing remedial works, and acting as a professional witness in legal cases. Their expertise will ensure each case is handled with sensitivity, professionalism and within budget, while delivering high levels of customer satisfaction.
Responsibilities:
- Investigate disrepair and housing condition claims thoroughly, from inspection to resolution.
- Project manage all aspects of disrepair cases, including developing and monitoring comprehensive work programmes.
- Specify and oversee works carried out by in-house trade teams or external contractors.
- Ensure repairs are completed to a high standard, on time and within budget.
- Provide detailed reports, witness statements and technical documentation to support legal cases.
- Work collaboratively with internal teams and tenants to manage expectations and resolve disputes.
- Act as a lead surveyor and professional witness in legal proceedings.
- Champion the customer experience and use feedback to drive service improvements.
- Manage your own caseload, diary, and on-site inspections with minimal supervision.
- Advise on compensation amounts in accordance with Housing Ombudsman guidance.
Requirements:
- Proven experience in building surveys, property inspections, and defect diagnosis.
- A sound understanding of housing condition claims, disrepair legislation and maintenance standards.
- Strong project management and organisational skills.
- Excellent written and verbal communication skills - including the ability to write legal reports and present evidence.
- Experience working with internal and external contractors to oversee and quality-check remedial works.
- A proactive, solution-focused approach and the ability to manage a busy caseload independently.
- The ability to assess compensation and advise accurately, aligned with legal and regulatory frameworks.
- IT literacy and experience using case management systems (e.g. iCasework).
