The role & about the client:

ITS Construction Professionals South are working with an main contractor, construction business who are looking to appoint an experienced Design Manager to join their team. The project is a £16M 45 residential apartment project consisting of 2 blocks. Initially this will be a site based role in Lambeth.

This is a project-based and office-based role, working closely with the wider construction and project teams to manage and coordinate the design process from start to finish.

The role will suit a Design Manager with strong residential experience who is confident taking ownership of the design process and coordinating multiple disciplines, consultants and specialist subcontractors.

You will be responsible for ensuring all design information is properly coordinated, issued and managed throughout the project, working closely with the construction team to identify and resolve issues before they impact programme, cost or quality.

The company operates as a small, hands-on team, so the successful candidate will need to be flexible and willing to get involved across the wider project when required.

Experience working on High-Risk Buildings (18m+) and with Building Safety Regulator (BSR) Gateway 2 and Gateway 3 submissions would be advantageous, but this is not essential.

Key responsibilities include, but are not limited to:

• Managing the design process from pre-construction through to project completion.
• Coordinating all aspects of design including architectural, structural, MEP, fire engineering and subcontractor designs.
• Working closely with architects, engineers, consultants and specialist subcontractors.
• Reviewing design information, drawings and specifications to ensure they are coordinated and suitable for construction.
• Managing design programmes and ensuring information is available when required.
• Identifying design clashes, technical issues and potential risks and working with the relevant parties to resolve them.
• Chairing and attending design meetings and managing actions through to completion.
• Coordinating design changes and ensuring all relevant stakeholders are kept informed.
• Working closely with the Site and Project Management teams to ensure design information supports the construction programme.
• Reviewing and managing technical submissions and specialist subcontractor information.
• Managing the production and collation of handover documentation, certification and O&M manuals.
• Supporting BSR Gateway 2 and Gateway 3 submissions where applicable.
• Liaising with suppliers and manufacturers regarding bespoke items and technical requirements.
• Assisting with drawing take-offs and measurements when required.
• Supporting the wider team with other project-related duties where required.

The ideal candidate will have/be:

• Previous experience working as a Design Manager within residential construction.
• Degree educated in a relevant construction, engineering or design discipline.
• Proven experience managing a residential design from start to finish.
• Strong understanding of architectural, structural, MEP and fire engineering design.
• Experience coordinating consultants, designers and specialist subcontractors.
• Experience compiling residential handover certification and O&M information.
• Strong understanding of construction drawings, specifications and technical information.
• Self-driven with the ability to work independently and take ownership of projects.
• Strong communication, organisation and problem-solving skills.
• Excellent attention to detail.
• Comfortable managing multiple design requirements and deadlines.
• Flexible and willing to assist with wider project duties within a small team.
• Experience working on High-Risk Buildings (18m+) would be advantageous.
• Experience with BSR Gateway 2 and Gateway 3 submissions would be advantageous, but is not essential.
• Good IT skills and experience using relevant construction/design software.

The opportunity:

This is a great opportunity for an experienced Design Manager to join an main contractor business and take real ownership of the design process on residential projects. Other projects in the pipeline will be South London and Croydon area,s. 

The role offers a good mix of office-based design coordination and project involvement, working closely with the wider construction team and being involved throughout the project lifecycle.

Salary - Up to £90,000, although they are willing to be flexible for the right person.
