Contracts Manager

Guildmore is looking for an experienced Contracts Manager to join our Midlands & North team and lead the successful delivery of a portfolio of construction contracts from mobilisation through to completion and defects close-out.

This is a senior operational role, providing visible leadership across projects and ensuring they are delivered safely, commercially, on programme and to the highest standards of quality and customer service.

The Role

You will take overall operational responsibility for assigned contracts, working closely with project, commercial, SHEQ and customer service teams, as well as clients, consultants and our supply chain.

Key responsibilities include:

• Leading multiple contracts from mobilisation through to completion.
• Managing programme, delivery, quality, safety and compliance.
• Monitoring commercial performance, cash flow, forecasts, risks and opportunities.
• Ensuring contractual obligations, notices, records and reporting are managed effectively.
• Leading project teams and managing subcontractor performance.
• Building strong relationships with clients, residents and key stakeholders.
• Driving quality, defect resolution and audit-ready project records.
• Identifying and implementing recovery plans where projects face programme, commercial or delivery challenges.
• Developing and supporting project teams through effective leadership, coaching and performance management.

About You

We are looking for someone with:

• Proven experience managing multiple construction contracts or a major complex contract.
• Strong programme management experience, including Microsoft Project or equivalent.
• Good understanding of construction contracts, change control, notices and contractual requirements.
• Experience with commercial forecasting, cash flow, cost-to-complete and risk management.
• Strong leadership skills and experience managing project teams and supply chains.
• A strong understanding of health, safety, environmental and quality requirements.
• Excellent communication and reporting skills.
• Good working knowledge of Microsoft 365 and construction information-management systems.

Experience in social housing, refurbishment, planned works, decarbonisation, façade remediation, higher-risk buildings or occupied environments would be advantageous.

Qualifications

Ideally, you will hold a construction-related degree, HNC/HND, NVQ Level 6 or equivalent experience, together with:

• Current SMSTS
• Appropriate CSCS
• First Aid at Work
