Job Title: Contracts Manager | Cladding & EWI Remediation
Salary: -80,000 - -90,000 + package
Location: Dartford / Clapham (Office & Site Based)
The Role
As Contracts Manager, you will hold dual responsibility for the operational success and commercial viability of a major cladding remediation program. You will lead the delivery of complex external envelope works (Cladding, EWI, and Brick Slips) while ensuring the project remains profitable and compliant with the latest Building Safety Act 2022 standards.
Operational Responsibilities
- Project Lifecycle Management: Oversee the project from pre-start mobilization through to final completion certificate and handover.
- Programme Delivery: Develop and manage detailed master programmes, ensuring all milestones are met and "Gateway" approvals are secured without delaying the critical path.
- Supply Chain Leadership: Select, onboard, and manage specialist sub-contractors. You will be responsible for their performance, health and safety, and adherence to technical specifications.
- Health & Safety / Compliance: Act as the primary champion for site safety. Ensure all high-risk facade works (working at height, fire-stopping) are executed under strict Permit to Work systems.
- Resource Planning: Ensure the correct balance of labour, plant, and materials are available across the project to maintain the -13m-per-year run rate.
Commercial Responsibilities
- Budgetary Control: Full P&L accountability for the -13m contract. Monitor actual spend against the budget and implement cost-control measures where necessary.
- Valuations & Variations: Oversee the submission of monthly valuations. Identify, price, and negotiate variations.
- Procurement Strategy: Work with the buying team to secure materials (A1/A2 rated systems) and sub-contractor packages that align with the tender''s commercial targets.
- Risk Management: Maintain a live Risk Register. Proactively identify commercial risks-such as material price volatility or regulatory changes-and develop mitigation strategies.
- Contractual Administration: Ensure all notices, claims, and correspondence are issued in strict accordance with the contract (JCT/NEC).
Technical & Regulatory Requirements
- Systems Knowledge: Strong technical grounding in Rainscreen Cladding, External Wall Insulation (EWI), and Brick Slip systems.
- Building Safety Act (2026 Standards): Comprehensive understanding of "The Golden Thread." You must ensure that all commercial and operational data is digitally archived for the Building Safety Regulator (BSR).
- Fire Safety: Working knowledge of PAS 9980 and the requirements for non-combustible material integration.
Candidate Profile
- Experience: 5+ years in a senior management role (Contracts Manager or Senior PM) within the external envelope or major refurb sector.
- Flagship & Heritage Experience: Proven track record of delivering works on "Flagship" assets or Grade II / Listed buildings. You must demonstrate an ability to manage the unique sensitivities of high-profile architecture, including strict adherence to aesthetic specifications and liaising with heritage consultants or conservation officers where required.
- Commercial Acumen: You should be as comfortable with a spreadsheet and a contract as you are on a scaffold.
- Qualifications: * CSCS Black Card & SMSTS.
- Degree in Construction Management or a Commercial discipline (Quantity Surveying) is highly desirable.
