Role Title: Contract Delivery ManagerLocation: London Bridge - Residential/Commercial BuildingRole Purpose:Provision of all-round engineering support, maintaining the systems within the London site. Have a detailed understanding of all new or current Building Services systems and contingency procedures within the buildings and complying with the Health and Safety/building codes of practice.It is the Contract Delivery Manager’s responsibility to manage the engineering teams, to act as a co-ordination point for the day-to-day activities on the portfolio between the team, specialist service partners and Project works, ensuring that the conduct of all personnel under their control is safe, professional and conscientious.Responsible for ensuring that all activities (PPM, reactive tasks and breakdowns) within the portfolio are known and that they are being carried out with due regard to Health and Safety, maintaining the 100% uptime criteria. Also responsible for ensuring the manning levels are maintained.Maintain excellent standards of response to plant failures, completion of assigned work and ensure any abnormal operating conditions and housekeeping issues are dealt with proficiently.Main Duties and Responsibilities:Develop and keep excellent client relationships at all levels.Build and oversee audit and quality management procedures for all areas of the contract delivery, working closely with the clients to close out any actions that arise.Work on a strategy with the portfolio team to generate extra to contract works and new contract opportunities.Management of operating budgets including the involvement in the PandL of the contract delivery.Supporting existing contracts when required.Supporting mobilisation of new contracts within the signature buildings portfolio.Surveying and estimating new contracts within the portfolio.Supervise, co-ordinate and control the engineers, ensuring the operational team undertake PPM or reactive works in accordance with the agreed timescale, providing technical support and training for the all EngineersAllocate PPM tasks to engineering teams ensuring timely completion and PPM closureOperate all systems within the buildings in a competent, effective and efficient manner (including HV operations)Overseeing all activities being undertaken within the buildings, liaising with site team to be aware of scheduled Specialist Service Provider visits - prepare and have approved Standard Operating Procedures/PTW in advanceEnsure that Specialist Service Provider worksheets are signed off that quality of work is inspected and recommendations are escalated within the site teamMaintain effective handovers including critical plant status, plant isolations, issues arising, ongoing works, special task requests, standard of housekeepingEnsure any parts required are clearly and accurately stated and any difficulties encountered on engineering activities are reacted to accordingly and customers kept up to date.Plant areas, workshops, stores, changing/rest areas etc. are kept to the highest level of housekeepingEnsure that on a monthly basis the external trackers for site are maintained to an acceptable standardEnsure all record keeping functions are completed on a Daily basis:Timesheets completed fully, signed and countersignedPPM allocation and completionEnsure handover to opposite shift (Shift Change Over Log) is completed before leaving site, updating the status of any out of hours helpdesk tasks the appropriate logIncident reportsHolidays and sicknessIssue of work permits when requiredMonthly report generationForward maintenance register upkeep (FMR)OandM and asset data upkeepFinance control (working within budgets)Operation and troubleshooting for the following:Building management systemControl systemAir conditioning system, VAV, VRV and FCU’s and CAV Boxes. Wet and dry systemsAHU’s variables speedBoilers and heating systemCHP SystemsGenerators and controlsAC, DC single phase and three phase motorsUPS system and associated control systemsEmergency lightingOperation of HV systems (training and familiarisation with this system will be made available)To liaise with the site team and be aware of scheduled specialist service providers visits and have approved standard operating procedures that has risk assessments/work permits in advanceEnsure that service providers worksheets are signed off, quality of works are inspected and any recommendations/problems are escalatedPersonal Attributes:10 years’ experience in Building Services industryHV authorised person (desirable)CandG Pts. 1 and 2 in electrical/mechanical or equivalent17th or 18 th
