Commercial Manager

We are looking for an experienced Commercial Manager to join a successful and ambitious housebuilder, covering developments across the Staffordshire and Derbyshire region.

The Role

As Commercial Manager, you will take responsibility for the commercial performance of residential developments from pre-construction through to completion. Working closely with the wider development, technical and construction teams, you will ensure projects are delivered efficiently, profitably and in line with agreed budgets and programmes.

Your responsibilities will include:

• Managing the commercial performance of multiple residential developments.
• Preparing and managing budgets, forecasts and cost/value reports.
• Procurement and management of subcontractors, suppliers and consultants.
• Negotiating and agreeing subcontracts and commercial agreements.
• Monitoring project costs, valuations, variations and financial performance.
• Identifying and managing commercial risks and opportunities.
• Working closely with site and construction teams to maximise project profitability.
• Ensuring accurate reporting of project performance to senior management.
• Supporting land, pre-construction and acquisition teams where required.
• Building strong, long-term relationships with subcontractors and suppliers.
• Supporting the continuous improvement of commercial processes and procedures.

About You

We are looking for a commercially astute individual with experience within housebuilding or residential construction.

You will ideally have:

• Proven experience in a Quantity Surveying or Commercial role within housebuilding.
• Experience managing the commercial performance of residential developments.
• Strong understanding of residential construction costs, procurement and subcontract management.
• Excellent negotiation and communication skills.
• Strong commercial awareness and attention to detail.
• The ability to manage multiple projects and priorities effectively.
• A proactive approach and the confidence to challenge and influence decisions.
• A relevant construction/commercial qualification is desirable.
