Commercial Asset Manger
Salary up to -80,000 pa

Important Responsibilities will include:
- Proactively monitor, negotiate and deal with tenants'' lease events including rent reviews, break clauses and lease expiries
- Full familiarity with standard commercial lease terms and ability to interpret leasing documents
- Instruct and monitor letting agents on vacant commercial properties, reviewing, negotiating and agreeing HOTs with prospective tenants via instructed agents
- Oversee the accuracy of property data to ensure it is up to date and maintained on the central system in respect of lease, service charge and insurance for all lease events, in accordance with company processes
- Understand tenant rent statements and investigate discrepancies and variances
- Responsible for annual insurance renewal ensuring best value, including billing of recoverable insurance premia from appropriate tenants and managing insurance claims
- Instruct county court claims and manage post-CCJ recovery action
- Deal with all applications for consent, including but not limited to alterations, assignments and underlettings
- Minimise vacant property costs, including mitigating business rates and utility charges
- Responsibility for block/building level compliance; ensure statutory audits are undertaken, recorded and accounted for in the service charges for health & safety, fire, asbestos, water risk assessments etc.
- Apply and correspond with the VOA to deal with all business rates matters
- Prepare/approve service charge budgets, demands and apportionments
- Oversee Section 20 procedures for long-term service contracts and major works (where applicable)
- Ensure all projects are communicated to relevant residential and commercial tenants
- Liaise with the accounts department for end-of-year service charge reconciliations
- Oversee the recovery of relevant recharges and service charge arrears
- Oversee repair quotes and tenders to ensure costs are accounted for in financial forecasts and recovered correctly with adequate notice to tenants
Requirements
- Minimum 5 years'' comparable experience with comprehensive knowledge of relevant legislation
- Strong commercial and financial acumen
- Accuracy and attention to detail essential
- Organised, able to prioritise, manage time efficiently and work to deadlines
- Excellent communication and writing skills
- Influencing and negotiation skills
- Ability to work autonomously and show initiative
- Ability to exercise judgement, make decisions and be accountable to senior management for actions and performance
- Previous use of Qube property management software preferred
