RolePurpose The Cluster FacilitiesManager will be responsible for the efficient operation andmaintenance of all physical aspects across two of our retirementvillages, Sunningdale Park in Ascot and Coopers Hill in EnglefieldGreen.

This includes overseeing the maintenance of buildings,grounds, equipment, and systems to ensure the safety, comfort, andsatisfaction of our owners. The ClusterFacilities Manager will have the support of a grounds andmaintenance team across the two locations. Our owners’ quality oflife and care depend upon the safe and exceptional standard of thefacilities we provide, as well as the facilities within theirhome.

The Cluster Facilities Manager is responsible forbuilding an exceptional team, ensuring that they and their workmeet the standards required by the owners on our sites and thebusiness.

PrincipalAccountabilities and Responsibilities:Supervise and lead a team of maintenance andgrounds team members, including hiring, training, scheduling, andperformance management.

Collaborate withother departments, such as operational management, leisure,housekeeping, reception, and sales to coordinate maintenanceactivities and support overall operational goals.Develop and implement maintenance policies, procedures,and standards to ensure compliance with regulatory requirements andindustry best practices.

Day-to-dayresponsibility of all legislative controls, processes andprocedures working closely with the General Manager, Senior GeneralManager, Group Health and Safety Manager and departmentalstaff. Conduct regular inspections ofbuildings, grounds, and equipment to identify maintenance needs andprioritise repairs.

Generate,co-ordinate, and oversee preventative maintenance programs toprolong the life of assets and minimise disruptions toowners.

Manage maintenance budgets andexpenditures, seeking cost-effective solutions without compromisingquality or safety.

Liaise withcontractors, vendors, and suppliers to obtain quotes, negotiatecontracts, and oversee work performed on-site.Respond promptly to maintenance emergencies and addressowner concerns in a timely and professionalmanner.

Collaborate with otherdepartments, such as operational management, leisure, housekeeping,and reception, to coordinate maintenance activities and supportoverall operational goals.

Maintainaccurate records of maintenance activities, equipment inventory,and work orders using maintenance managementsystems.

Stay informed aboutindustry trends, new technologies, and best practices inmaintenance management to continuously improve operations andservice delivery.

Visit each location ona frequency determined by the needs of each village. Ensuringtime across both Villages, is managed effectively on a priority andstrategic basis. Prepare businesspresentations - share action plans with team members and ownerswhere required (e.g. cyclical painting programs).Available for emergency calls to assist colleagues asneeded.

KeySkills and Requirements:Proven experience in maintenance management, preferablyin a senior living or hospitality environment.Multi/dual - site experience preferredRelevant qualification in Facilities Management,Engineering, or related field preferred.Qualification within health and safety working practices-IOSH Managing Safely Strong leadership andinterpersonal skills with the ability to motivate and develop ateam.

Experience in managing budgets andcontrolling costs. Maintenance planning andproject management. Excellent problem-solvingabilities and attention to detail.Knowledge of building regulations, health, safety, andenvironmental standards.

Proficiency inmaintenance management systems and MicrosoftOffice.

Valid driver''s license andreliable transportation.

Flexibility torespond to emergencies and work occasional evenings or weekends asneeded.

Have excellent all-roundtechnical knowledge and experience of generaltrades.

Pool plant operator’s knowledgepreferable.
