Residential Buildings Manager

Covering the Essex Area, based at offices in Southend, Full-Time | Permanent

Salary up to -35,000

Our client is an established and growing commercial and residential real estate company with a portfolio of properties across Essex and London. Due to continued growth, they are looking to appoint an experienced Residential Buildings Manager to take responsibility for the effective day-to-day management of a portfolio of residential developments.

This is an excellent opportunity for an experienced Property Manager, Block Manager or Buildings Manager who enjoys taking ownership of their portfolio and providing a high standard of service to residents, leaseholders, contractors and clients.

The Role

As Residential Buildings Manager, you will be responsible for ensuring that the residential buildings within your portfolio are well maintained, compliant, safe and professionally managed.

Covering properties throughout Essex , you will regularly visit developments while also managing the administrative, financial and compliance requirements associated with each building.

Your responsibilities will include:

  • Managing a portfolio of residential apartment blocks and developments across Essex and London.
  • Carrying out regular site inspections and identifying maintenance, repair and improvement requirements.
  • Acting as a key point of contact for leaseholders, residents, freeholders and other stakeholders.
  • Responding to property management enquiries, complaints and maintenance issues in a professional and timely manner.
  • Appointing, managing and monitoring contractors and suppliers.
  • Obtaining quotations and ensuring works are completed to the required standard and within agreed budgets.
  • Managing planned, preventative and reactive maintenance programmes.
  • Overseeing communal areas, grounds maintenance, cleaning, security and other building services.
  • Ensuring buildings comply with relevant health & safety, fire safety and property legislation .
  • Coordinating fire risk assessments, health and safety inspections and other statutory compliance requirements.
  • Monitoring contractor compliance, insurance documentation and risk assessments.
  • Assisting with major works projects and Section 20 consultation procedures where required.
  • Preparing and managing service charge budgets in conjunction with the accounts team.
  • Monitoring expenditure against agreed budgets and reviewing supplier and contractor costs.
  • Assisting with service charge queries and ensuring residents understand expenditure relating to their development.
  • Liaising with insurers and assisting with building insurance claims where necessary.
  • Attending residents'' meetings, client meetings and AGMs when required.
  • Maintaining accurate property, contractor, compliance and maintenance records.
  • Building strong relationships with residents and ensuring developments are managed to a consistently high standard.
  • Identifying opportunities to improve the appearance, operation and overall management of each development.
  • Dealing with emergency maintenance situations and coordinating appropriate contractors when necessary.
About You

We are looking for someone with previous experience in residential block management, property management, estate management or building management .

You will ideally have:

  • Previous experience managing residential apartment blocks or developments.
  • A good understanding of leasehold property management.
  • Knowledge of service charges and residential property budgets.
  • Understanding of Section 20 procedures and major works.
  • Good knowledge of health & safety, fire safety and building compliance requirements.
  • Experience managing contractors and maintenance programmes.
  • Excellent communication and customer service skills.
  • Strong organisational skills with the ability to manage multiple properties and priorities.
  • A proactive approach to identifying and resolving property-related issues.
  • Good IT and administrative skills.
  • The confidence to deal professionally with residents, leaseholders, contractors and clients.

An industry qualification such as TPI/IRPM would be advantageous, although relevant practical experience will also be considered.

As the role involves regularly visiting properties throughout Essex and London , a full UK driving licence and willingness to travel across the portfolio will be required.
