Building Services Technician (Multiskilled and Electrical Bias)

Overview

Role within the Building Services team to provide MandE skills and expertise to maintain the fabric of a Grade 1 listed building and its facilities and services. The role includes Duty BST responsibilities on roster to ensure all MandE services are functioning and to support the staging of more than 100 events.Responsibilities

Maintain mechanical plant services and electrical services in a safe working condition, comply with safety regulations, and ensure they are fit for use.Maintain all domestic services (water, electrics, gas) and ensure repairs or improvements are undertaken to provide uninterrupted service.Maintain electrical installations, services and plant safely and efficiently in accordance with current electrical regulations.Maintain life safety installations (PA system, fire alarm, secondary lighting) and provide first-line response/repairs as required; carry out on-site duties in safety-critical environments.Be fully conversant with the 17th Edition IEE Wiring Regulations and on-site guide; competent with modern electrical installation systems and fault diagnosis.Undertake portable appliance testing as required.Maintain heating, ventilation and air conditioning plant and systems (air handling units, chillers, fan coil units).Carry out pipe work installations and repairs in compliance with current regulations.Carry out daily plant room checks and monitor the Building Maintenance System (Trend 963); report malfunctions and coordinate action with senior colleagues.Attend to plumbing requirements, including unblocking toilets and remedial work as required.Perform basic maintenance checks on stage lift in collaboration with BST colleagues and external lift contractors when needed.Attend site in emergencies to assist with building facility or services.Keep workshop, workbenches and stores tidy; ensure equipment is properly stored and stock levels are appropriate; inform M and E Services Manager of stock or parts requirements.Place orders on the purchase order system for approved purchases.Undertake planned preventative maintenance (PPM) on mechanical, domestic and heating systems as requested.Embrace the Sustainability Policy and work to meet its objectives.Develop understanding of Hall’s Health and Safety guidelines; promote a safe working environment and a non-blame culture; flag conflicts with Health and Safety and help find effective solutions.Undertake other duties as reasonably requested by Management (Building Services Manager, Deputy Building Services Manager, Facilities Manager, Director of Operations).Person Specification

Have completed an apprenticeship with City and Guilds or relevant courses (e.g., 236 part 1 and 2, electricity at work regulations, 17th edition – wiring regulations, 2391 – electrical test/inspection) or at least level 2 NVQ; strong knowledge of electrical and mechanical building systems.Ability to install, test and inspect MandE services and equipment; work on pumps and motors, inverters, plumbing and HVAC systems, gas-fired burners, low-temperature hot water systems; and, if possible, steam boilers.Experience in a complex large public entertainment venue; able to respond to helpdesk and BMS alarms.Hold a CSCS Certificate.Capable of fault finding, testing and inspecting electrical circuits and equipment and offering safe, timely solutions.Computer literate with knowledge of Word, Excel and Outlook.Ability to complete a duty log report for show duty shifts.Understanding of energy management and environmental control; able to propose improvements to building services systems.Flexible, adaptable, team-oriented with clear communication; able to stay calm in potentially stressful situations.Hands-on, proactive approach with due diligence and solid health and safety awareness, including permits to work for certain Building Services activities.Application
