Job Title: Block Manager
Location: North West London
Working Hours: Monday to Friday, 09:00 - 18:00 (Office-based, 5 days/week)
Salary: 40 - 45k

Role Summary:
The company is seeking an experienced Block Manager to oversee the management of up to 15 residential blocks initially, increasing to approximately 30 once settled. The portfolio includes primarily residential properties, with a small number of mixed-use developments. The successful candidate will be responsible for all aspects of block management, ensuring high standards of service delivery and compliance.
Key Responsibilities:
- Act as the primary point of contact for residents
- Manage day-to-day maintenance issues, including site inspections and contractor coordination.
- Budget management of repairs
- Management of rent
- Ensure compliance with health & safety regulations and statutory requirements.
- Assist in the preparation and management of service charge budgets.
- Support arrears management
- Oversee service contractors (e.g. cleaning, gardening).
Candidate Requirements:
- Minimum 5 years'' experience in residential block management.
- Strong understanding of property management compliance.
- Excellent communication skills, both written and verbal.
- Highly organised with strong time management abilities.
- Confident in dealing with contractors, and third-party agents.
- Proactive and hands-on approach to problem-solving and service delivery.
- Relevant qualifications such as IRPM or ARMA membership are desirable but not essential.
