Overview
We’re looking for an experienced Asset Manager to join Mileway in London. You’ll be part of a young, dynamic team and report to the Regional Director - London and South East as Mileway builds and consolidates its position as a market leader in last mile real estate.As Asset Manager, you’ll join an existing team that covers a diverse logistics and industrial portfolio across London and the South East. You’ll be responsible for asset management strategy, lease and property management, and you’ll work with internal stakeholders and external consultants to deliver strong returns on your portfolio. There is significant value-add and development potential for the right candidate able to operate in a start-up–style leadership environment.What You’ll Do
Implement a sustainable asset management strategy for existing and future assets, identifying the best optimisations for each asset, creating diversified plans, and exploiting opportunities to add value in portfolio and asset management performance.Manage all lettings, renewals, rent reviews, lease surrenders, and associated capital expenditures.Initiate, negotiate and/or approve commercial terms of leases (new leases, rent reviews, and lease renewals). Work with your team-assistant to convert terms into contractual leases.Maintain direct contact with occupiers to understand their business requirements and focus on customer engagement.Track and assess risk criteria for each asset, identify warning signals (e.g., health and safety, insurances, payment behavior, maintenance, liquidity, release risk) and inform management of potential issues.Collaborate with Construction and Project Management to ensure major capex items and (re)development run to plan.Challenge and contribute to annual budgets (lease, capex, opex) for each asset as part of the regional business plan; integrate remodelling, redevelopments, and extensions with development and finance teams.Carry out financial analysis and assist with property budgets and reports; underwrite asset management reports.Build and maintain productive relationships with occupiers and with local/national advisors to position Mileway as a preferred partner.Be part of a motivated team, contribute to positive engagement, and uphold Mileway’s core values and results orientation.What You’ll Bring
One to three years’ relevant asset management experience; MRICS status is preferred.Experience in a fast-paced, professional environment with a track record of creating value.Genuine interest in real estate and the transformation of the last-mile sector; ability to know the local sub-market and tenants and spot opportunities.Strong team energy, with the ability to work independently and collaboratively.Strong numeracy and analytical skills with the ability to digitise and track data; strong financial and negotiating skills.Excellent communication skills in English; relevant bachelor degree.About Mileway
